Enchanting cottage, hidden away in heart of fictional ‘Downton’.

Description

Situated in a conservation area, Oak Cottage is thought to have origins dating to the 15th century. Attached to neighbouring Oak House, it is understood that the property was converted from what would have been stables in the 1980s. Constructed of Cotswold stone beneath a slate roof, the property retains immense character. The spacious sitting/dining room, with French doors to the garden, has a magnificent stone hearth fireplace with gas fire. The kitchen breakfast room, with feature bread oven, opens to the rear and front gardens. On the first floor are three bedrooms all with exposed timbers, one with en suite and a family bathroom. Outside there is off street parking for two cars and a small front garden. To the rear, pretty cottage gardens are enclosed by a stone wall, with a raised lawn area and timber garden store.

Agents note:- Oak Cottage has right of way of the first part of the drive owned by Oak House.

Location

Situated in the south Cotswolds between Oxford and Cirencester, Bampton is sometimes described as a town because it was an important market town until the 19th century. Today it is designated a village, which boasts both an Italianate Victorian Town Hall and a village hall. Also renowned as the historic home of Morris dancing, the picturesque location was more recently featured as the fictional village of Downton in Downton Abbey.

With an active community enjoying numerous clubs and events, amenities in Bampton include a mini-supermarket, butcher, four pubs, coffee shop, tea rooms and Post Office. It also has a primary school, doctor's surgery with pharmacy and a public library.
More extensive facilities are found in facilities in Witney, Farringdon, Oxford and Cheltenham.

The area offers an excellent range of both state and independent schools including Bampton C of E Primary, Henry Box Secondary school in Witney, St Hugh’s and Abingdon preparatory schools, Cokethorpe, St Catherine’s & St Helens, Abingdon School as well as the numerous renowned Oxford schools.

Square Footage: 1,256 sq ft
