Property description & features
- Tenure: Freehold

- Building plot with planning to build a 'Grand Design' worthy house
- Set in the centre of the popular village of Laverton
- Proposals based on a courtyard scheme
A unique and rare opportunity to purchase a building plot with planning to build a 'Grand Designs' worthy house in over an acre of gardens in the centre of Laverton, between Frome and Bath.
Planning reference: 2021/2390/FUL.
The proposals are based on a courtyard scheme. Using a barn vernacular, three building volumes of different heights and proportions sit on three sides of a new landscaped courtyard, the fourth side is open connecting with the garden to the South. The three volumes have different uses.
The kitchen barn provides single storey space that will be used by the family most of the time with kitchen, dining and casual seating area. A glazed link connects to the second two-storey main barn which provides bedroom accommodation as well as a living room and office space. The single storey studio barn is separate from the other two barns and provides a flexible workspace, which can double as additional bedroom accommodation for guests.
The dwelling is timber frame construction with woodchip fibre insulation and natural stone cladding.
The external envelope and floor exceed building regulations in terms of thermal performance. Lintels will be expressed in oak above contemporary metal framed openings.
An air source heat pump is proposed together with solar panels to help reduce the impact on the environment and create a low energy and comfortable modern family home.
LOCATION
The very pretty and sought-after village of Laverton lies to the south of Bath and was originally part of the neighbouring Orchardleigh Estate, now an excellent golf course.
Nearby Frome offers a range of shopping facilities, a sports centre, several cafés, a choice of pubs, local junior, middle and senior schools, several theatres and a cinema. Frome is also home to the Frome Festival and the monthly Frome Independent Market.
Norton St Philip is close by and has a first school, a Co-op and a post office. There is a first school in the village of Rode a few miles away. Marks and Spencer food, the Mes Amis Café Deli and White Row Farm shop are a short distance away in Beckington.
Bath and Bristol are within commuting distance, and the local railway station connects at Westbury for London, Paddington. In the nearby locality, the local state schools of Kilmersdon and Mells each have excellent OFSTED reports, whilst the independent schools in the immediate area are Beckington, All Hallows and Downside; Nearby Kings Bruton and Sexey’s are only a short distance away in Bruton, as are Millfield and Wells Cathedral Schools. The extremely popular Hauser and Wirth arts centre and The Newt in Somerset are also located in Bruton. The private members’ club Babington House is situated within approximately five miles.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on July 12, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on July 12, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 25, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
