Description

The property is located on a select development of individual houses, which is found on the fringe of the town and less than a quarter of a mile from the centre. It was built to a high standard in 2017 by Kingerlee Homes, a highly regarded firm specializing in small developments. The house is constructed of natural stone and render and provides well planned accommodation which is light and spacious.

From a covered storm porch the front door leads into the entrance hall of which is a cloakroom and walk-in cloaks cupboard. To the front of the house is the sitting room with an electric stove. The kitchen extends the full width of the house and is large enough to accommodate a sitting and dining area, which has bi-fold doors leading onto the garden terrace. The kitchen area is well fitted to include wall and floor units with integrated appliances, including an induction hob, Lamona oven and a dishwasher. Off the kitchen is the utility room with a Grant oil fired boiler and back door. Throughout the ground floor, there are hardwood floors, and the central heating is complemented by sealed unit double glazed windows.

The four bedrooms and family bathroom are approached off the landing with a wide airing cupboard. Two of the bedrooms have fitted wardrobes, and the main bedroom benefits from an en suite shower room.

Externally there is parking for three cars to the side of the property. Planning permission for a carport had been granted but has now lapsed. To the rear of the house and facing south is the landscaped garden. Adjacent to the house is a paved terrace with pergola, perfect for alfresco dining. Beyond is an area of lawn interspersed with maturing trees and shrubs and divided by a paved pathway. To the side is a further sitting out area. Timber steps lead up to a further garden area with a paved terrace, shrubs and a lavender border.

Location

Northleach is a small historic town situated about nine miles from the market town of Cirencester. Tucked away from the A40, between undulating hills, it stands at a crossroads on the Roman Fosse Way, in an Area of Outstanding Natural Beauty. The streets in and around the ancient market place are rich in architectural interest ranging from half-timbered Tudor houses to merchants’ stores. Northleach has an excellent variety of shops including an award winning butcher, a vintner, a chemist and a post office. The town also benefits from a doctor’s surgery, primary school, nursery, a magnificent medieval church and the well regarded Wheatsheaf Inn, a Mr and Mrs Smith boutique hotel. More extensive shopping, leisure and educational facilities can be found in Cheltenham and Oxford. A lively charter market is held every Wednesday and the Charter Fair is held annually in June.
