There are approximately 104 acres (42 ha) of good grassland, 11.4 acres (5.42ha) of mixed deciduous woodland and approximately 11.44 acres (5 ha) of river bed included in the sale. The fishing rights are also included within the sale. The River Ribble still holds a good head of course fish including Barbel, Chub and Dace as well as wild brown trout. Salmon and sea trout migrate up the river with a marked spring run of salmon and a later run of sea trout and salmon towards the back end of the season.
An overage clause will apply to all the land sales - If at anytime in the next 25 years, residential planning consent is granted on any of the land, a 50% uplift payment will be made to the vendors.
The vendors will consider splitting of the land into lots if appropriate.
All sporting rights and mineral rights are included within the sale of all the land.
