SITUATION
Near the heart of Stamford town, 13 Conduit Road is a short distance from the station, shops, amenities and leisure facilities. For the more intrepid, there are uninterrupted walks through the meadows and further in to the Welland Valley also within easy reach.
Stamford is renowned for its Georgian architecture and regularly appears as a prime location within various national newspaper “best places to live” features. There is a weekly Friday Market and a fortnightly Farmers’ Market. There are also a great variety of restaurants, hotels and boutique shops to explore.
The A1 runs to the west of the town and provides easy access both north and south and a link to the A14, A47 and the country’s motorway network. The nearby Cathedral City of Peterborough with its comprehensive shopping and leisure facilities has a main line rail station with high-speed trains to London Kings Cross.
The area has excellent state and private schooling in Stamford, Oakham, Uppingham, Oundle and beyond. Leisure pursuits including golf at Burghley Park, Luffenham Heath and Greetham are close by. Rutland Water with its nature reserve, water sports and trout fishing is some seven miles to the west.
DESCRIPTION
13 Conduit Road is a brick-built home dating back to 1910 with a lovely extension to the rear, constructed in 2015.
On entering the hallway, complete with original Victorian tiles, a door to the left opens into a light and spacious kitchen-living diner. The garden room, part of the 2015 extension, allows the area to be flooded with natural light whilst French doors open onto the dining terrace.
To the front of the property, through double doors, is a sitting room with built-in book shelving either side of the feature fireplace and wooden shutters to the front window.
Completing the ground floor is a WC and understairs cupboard.
Rising to the first floor, to the front is a bathroom with both bath and separate, rain-head shower and a touch-light mirror. Also off the landing is a separate WC. The front bedroom has built-in book shelving and a large window to the front above which is additional storage space.
The principal bedroom is to the rear of the property and enjoys dual aspect facing both south and east. The window seat is also fitted for storage and the dressing room area has built-in wardrobes.
There is also access to a fully insulated loft that is boarded and has lighting.
OUTSIDE
13 Conduit Road is accessed through a pedestrian gate which opens onto a quaint front courtyard.
The rear garden, accessed by either the external side access or from the French doors of the kitchen-living-diner, is of a good size and has been beautifully landscaped.
The terrace abuts the property and is ideal for alfresco dining whilst raised sleeper beds, brimming with an abundance of mature roses, flank either side of the lawn. A swing seat is positioned in a tranquil location to take full advantage of the blooms.
Further down the garden are several apple trees and raised vegetable and fruit beds, as well as a little potting shed, beyond which is raised decking. A cabin, built in 2018, provides an extremely flexible space which could be used as an at home office, a summer house or perhaps a gym.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on May 25, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on May 25, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 10, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
