Buttonwood Cottage is a very pretty three bedroom semi-detached double fronted period cottage located in the heart of the sought after village of Pitsford. The house is set back from the road with a graveled driveway and a walled cottage style garden leading to an attached garage. This bright and deceptively spacious house has recently been completely modernised and renovated to exacting standards throughout creating a warm and welcoming home with many fine and interesting features.
On the ground floor is a welcoming hallway which opens to a good size reception room with a feature exposed brick wall and wood burner stove, this opens into the large conservatory which is used as a dining/sitting room and has glorious views over the landscaped garden, there is also a separate snug/breakfast room which again has another wood burner which leads through to a newly fitted Shaker style fitted kitchen/breakfast room with a central island and a separate utility/cloakroom.
On the first floor is a wide landing with period fireplace and three good size bedrooms and a luxurious modern family bathroom , the main bedroom is a great size and has a dressing area and en suite shower room.
To the front of the house is a cottage style garden with off street parking and an adjoining garage. The rear garden is a real delight and very private with a large decked terrace, lawn surrounded by mature specimen plants, shrubberies and trees, raised borders with a large pond and ornamental bridge leading to a summer house with patio area.
Pitsford is a very popular and sought after village lying to the north of Northampton close to Pitsford Reservoir with its excellent trout fishing and sailing facilities. The village has a church and public house and is home to the independent Pitsford School. Northampton is only five miles away but there is good local shopping in Kingsthorpe about three miles away. The mainline station in Northampton is easily accessible with direct trains to Euston taking approximately 55 minutes, for road users the A14 connects to the M1.

Broadband availability and predicted speed: obtained from Ofcom on January 12, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 12, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
