DESCRIPTION
Burton Hill Court forms a significant part of a magnificent Grade II listed house, originally known as Burton Hill, located in a superb rural setting with some lovely views as well as being situated within the South Downs National Park. Burton Hill was built in 1871 and was designed by the renowned architect Gilbert Blount, who was greatly influenced by the Gothic revival architect, Augustus Pugin and includes attractive painted and rendered elevations with interesting painted stone mullioned windows under a slate tiled roof. The house was bequeathed to the Society of Jesus as a convalescent home for monks, remaining in their ownership until 1978 when the Burton Hill Estate was sold in its entirety and the main house was converted into two dwellings.

The very spacious accommodation extends to about 3,660 sq ft and includes many period features such as high ceilings and painted stone mullioned windows. On the ground floor is a spacious entrance hall, drawing room with open fireplace, dining room, kitchen/breakfast room with electric Aga, cloakroom, study, orangery and a courtyard studio. On the first floor there are 3 double bedrooms, one of which was the original Chapel, and a bathroom. On the 2nd floor there are 2 double bedrooms and a bathroom. There is also a cellar which houses the boiler. The property is approached over a private entrance drive, leading to the courtyard with parking for up to 4 cars. The good size garden is mainly laid to lawn and is bordered by flower beds planted with a variety of flowering shrubs and plants with mature hedges, trees, a pond, a raised terrace and a garden shed.

LOCATION AND AMENITIES
Burton Hill Court is located in a beautiful rural setting within the South Downs National Park off a country lane about 2.5 miles south of Petworth, with many walking opportunities along local footpaths, including around Burton Pond. There is a local shop within about half a mile and the nearest pub is The Badgers at Coultershaw Bridge. To the south is the popular downland village of Sutton. Petworth is a picturesque and historic old market town dominated by Petworth House and Petworth Park and has an excellent range of quality independent and specialist shops, various cafes, pubs, restaurants and other amenities including a primary school, three churches, various sporting facilities and a range of vibrant societies including the annual Petworth music and literary festivals.
