DESCRIPTION
Helford is an attractive single storey rural property, a former agricultural building that was more recently used as offices, and which has just been converted into a spacious 1,615 sq ft residential property. The conversion of the original concrete framed barn has been completed with the use of high-quality materials with attractive, painted, timber clad elevations under a brand new slate tiled roof. The spacious and very well presented accommodation includes solid wood doors, uPVC double glazed windows with oak surrounds and sills, plus oak skirtings and architraves. The light and airy entrance hall gives access to all the accommodation which includes a large triple aspect sitting room with French doors opening on to a small terrace, which in turn gives access to the larger front terrace and garden and front parking area. The sitting room also opens into the very well-appointed kitchen with an extensive range of wall and base units and a large central island, with superb black sparkle granite worktops throughout, and is fitted with integral fridge and freezer, electric hob with extractor over, and a double electric oven. At the entrance door there is a utility room fitted with power and water supply, a base unit with stainless sink and drainer and a cupboard housing a Megaflo immersion tank. Adjacent to this is the cloakroom. Further along the hallway are the three double bedrooms, (one with an ensuite shower room) and a family bathroom.

Outside, the property is approached via a gravel driveway with parking at the front of the house and an area of garden which has just been reseeded. The drive continues past the house into a large hard standing area at the rear providing extensive parking and gives access to the outbuildings. The Cart Shed (approximately 155 sq ft) has consent to be ancillary accommodation. A further outbuilding called the Slate Shed provides additional storage and has the potential to be a garage, subject to all the necessary consents. The adjacent barn comprises a large 4 bay concrete portal framed agricultural barn with brick infill and corrugated cement roofing. Currently arranged as three units, two being single bays and the other two bays. The barn is currently used for storage purposes with an existing Class B8 use, recently acknowledged by the issue of a Lawful Development Certificate. It may be possible to use the barn for other purposes, subject to all the necessary consents. The barn includes an area of land, currently grassed, at the front, which continues around the barn to an area of hard standing at the side and rear. A driveway will be built by the vendor, the exact details of which are to be agreed with the purchaser.

N.B. The vendor is willing to sell the property as a whole or in parts and may consider selling or renting part of the barn together with the house.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
