Situation - The land is situated just over half a mile to the west of the village of Down Thomas in South Devon. Down Thomas benefits from a village shop, post office and a bus stop. The nearest city of Plymouth is approximately 5.5 miles to north west while the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, is approximately 5.6 miles to the north east.

Description - The land comprises a rare mix of permanent pasture, coastal belt and beach and presents a unique opportunity to own part of the South Devon coastline and shore.
The eastern paddock gently slopes to the west and is currently down to permanent pasture and has been predominantly used for grazing in the past. Public Rights Of Way - There is a public footpath which runs directly along the periphery of the pasture land and there is a public coast path which links Heybrook Bay and Bovisand, running along the western boundary of the coastal belt.

Directions - From the village of Down Thomas, turn west down Manor Bourne Road. Proceed down this lane, passing the village stores for approximately for approximately 0.5 miles until you reach a sign marked 'Private Road'. Turn immediately right onto another private road and the entrance gate to the field will be found after approximately 40 metres on your left hand side
