General Remarks And Location - This parcel of land is a naturalist's dream. It extends to 9.36 acres or thereabouts and lies deep in the Roseland Peninsula well away from the main urban areas. It forms one large rectangular stretch of land on a valley slope accessed via a track and completely private. Whilst utilised for grazing rare breed cattle the land has been tended in a very ecological manner and is a haven for wild-life. Numerous specimen trees have been planted as well as an orchard; there are shallow ponds in one corner and a stream flows along the boundary. A fenced and hardcored yard includes a cattle house, storage and cattle handling facilities.
The Roseland Peninsula is known to be an Area of Outstanding Natural Beauty. The land is about one and a half miles from Veryan village and here there is a post office and shop, church, pub, primary school and a modern sports complex with indoor bowls and tennis court. The hamlet of Tregenna is literally just across the road from the land and here there is a footpath across the fields to the south Cornish coast path. The sandy beaches of Carne and Pendower are just over two miles away and also the beautiful Nare Head owned by the National Trust.
The Land - The land extends to 9.36 acres (3.79 hectares). It comprises a sweep of natural grassland interspersed with a selection of cattle-guarded trees including Oak, Chestnut, Rowan, Wild Pear, Field Maple, Lime, Birch and Scots Pine. In the lower section there is an orchard planted with a variety of apple and pear trees and in the far corner a fenced and naturalised wetland area includes a shallow pond and coppiced Willows. A stream flows along the northern boundary and there are two watering points for livestock.
The Buildings - These are grouped in a fenced yard area at the end of the access track. The yard is hardcored and includes a substantial timber and sheeted CATTLE HOUSE 15' x 25' and divided into two pens. A large aluminium freestanding CONTAINER provides dry storage, there is a POULTRY HOUSE and RUN and also a CATTLE HANDLING YARD.
Subsidy Payments - There are no Entitlements registered with the Rural Payments Agency for transferring to the purchaser/s.
Services - There are no main services connected. Natural water supply as mentioned.

Directions - Proceeding along the A3078 from Tregony to St. Mawes take the left turning to Veryan after passing the Texaco Service Station at Bessy Beneath. Continue for just over a mile and bear left to Portloe on a tight right hand bend beside some large sheeted agricultural buildings. On reaching the hamlet at Treviskey bear left (seemingly straight on) and continue for a further half mile. The access to the land will be found on the left hand side.
PLEASE NOTE - The gate to the track is padlocked for the security of horses grazing in the first field which is owned by a neighbour.
