Bakers Dairy Cottage is a classic family home situated in the small hamlet of Dulford, within easy reach of Honiton and Cullompton. As the name suggests, the original property was the dairy for the neighbouring Bakers Farm, to which it is attached, and both properties are Grade II* listed to preserve their architectural heritage and undoubted charm.
On approach, the pretty facade of the thatched part of the cottage is quite deceiving as the property is far more spacious than it first appears. It was significantly extended to the rear in the early 1980s to almost double it's size to 150 square metres (1,612 square feet), the size of a large, detached house on a modern development.
The front porch and spacious hallway are ideal for wellies and coats, and lead to the superb reception room. This has plenty of space for relaxing around the wood burner, within the large brick fireplace, perfect for chilly winter evenings. To one side, there is a large dining area, and the appeal of the room is further enhanced by the magnificent ceiling, with stunning moulded plaster work around the central beam, coving and a circular design over the sitting area. Beyond, lies the kitchen/breakfast room, a good size and fitted in a more modern cream style with granite work surfaces and a range of appliances, including a range cooker with an induction hob, which may be purchased under separate negotiation. A lower garden area to the left has a stone firepit and surrounding seats and beyond, a large climbing frame and den. At the far end of the garden, a pretty rose-covered arch leads from the parking area with space for a good few vehicles, and an adjoining garage, with lean-to wood storage.
Dulford is a small hamlet, lying on either side of the A373 to Honiton and the cottage lies back from the main road, with some informal parking and a pretty front garden. Whilst a busy road, once you are in the cottage and in the rear garden, you really do feel very secluded and 'rural'. The road also provides quick access to Cullompton and Honiton, both with a full range of amenities including supermarkets and education and recreation provision.
Junction 28 of the M5 at Cullompton, just over 3 miles away, leads south to Exeter and all points north including junction 27 with the nearby Tiverton Parkway Station at Sampford Peverell with regular inter city services (London Paddington in approximately two hours). The East Devon coast lies within a moderate car journey and further afield, the North Devon beaches are popular for surfing. From Honiton Station, there are regular services to London Waterloo, in about three hours.
To conclude, Bakers Dairy Cottage offers a great deal for a young family, looking to enjoy outdoor life, work from home, or enjoy very convenient commuting.
