There is a buzz in the air in North Norfolk and the surrounding area enjoys everything on offer from locally sourced butchers, fishmongers and farmers markets to artisan bakers, cool coffee shops, restaurants, delicatessens, up-market farm shops and art galleries.

Access to the coast is only four miles to the north at the old ports of Cley and, a little further along, Blakeney. These are Areas of Outstanding Natural Beauty (AONBs) with one of the best bird reserves in Europe and a wide variety of other leisure pursuits available such as sailing, seal watching, golf and walking the Norfolk Coast path. __________

DESCRIPTION

The front door opens to a small porch and leads through into the entrance hall with the main rooms leading off this area.

The sitting room is nicely proportioned with a stone mantle with gas fire and has triple aspect with a large west facing bay window, allowing lots of natural light.

The kitchen overlooks the garden and is fully fitted with a range of base and wall units. Integrated appliances include a
2 oven gas fired Aga, and an induction hob, there is space for a freestanding fridge and for a table and chairs in this room.

Leading off the kitchen with the same style of fitted storage cupboards and a Belfast sink, the utility room has space and plumbing for a washing machine, dishwasher and tumble dryer. The gas fired boiler is located in this room and an exterior door leads to the garden. You can also access the integrated garage from here, making it easy to drive into the garage and access the house without going outside, perfect on cold or wet days or for bringing in the shopping.

The dining room also leads off the kitchen, with south aspect and a wooden floor, this is another nicely proportioned room, and from here you can access the garden room via French doors. The garden room is fully glazed on all sides with a solid roof and tiled flooring, this room is heated with electric radiators and it has double doors leading to the garden, which benefit from fly screen doors enabling them to be left open in the summer and keeping out flying insects.

Stairs lead up, via a half landing to the first floor where the main bedroom is wonderfully spacious with a plenty of wardrobes and views over the garden, it benefits from an en suite bathroom with a small, but deep bath, white sanitary wear and a large walk-in shower.

There are three further really good-sized double bedrooms on this floor all with fitted wardrobes and a family bathroom with bath and shower over.
