LOT 1
The woodland at Lot 1 extends to approximately 20.31 acres (8.22 hectares). The woodland can be easily accessed at numerous points along the Bradfield Road, further vehicular access can be obtained along the track borders the northern edge of the block. The freehold interest in the track is not owned but a Right of Way has been granted for all times and for all purposes. The area south of the Bradfield Beck is thought to date back to around the 1950s and is predominantly naturally regenerated Sycamore. The area north of the Bradfield Beck is thought to be mixed broadleaf including Oak, Birch, Hornbeam and Wild cherry, established in the 1990s. Lot 1 is bisected by a public footpath, in addition to this there are a number of permissive footpaths which are currently not registered.

LOT 2
The woodland at Lot 2 extends to approximately 5.84 acres (2.36 hectares) and is accessed along the same track as Lot 1. The area is thought to be mixed broadleaf including alder, cherry, hazel and field maple, established in the 1990s. This
block benefits from the privacy of having no public right of way through the block.
