Property description & features

"By some quirk of fate, I came across Chancel Close after living in a very old Welsh Cottage in the Cambrian Mountains. I couldn't believe how easy the transition back to Bristol was, the beautiful view over Blaise Castle Estate, of trees and sunsets. The house is warm, cosy and easy to run, and the garden provides a private outside space. My lovely neighbours are friendly and helpful and I'm so close to shops and cafes in Stoke Bishop & Whiteladies Road, as well as loads of green space. I hope my happiness in the house will be passed on to its next owners."

Chancel close is a quiet cul-de-sac in the heart of Sneyd Park, a traditional inner-city park suburb established in Victorian times. With its wide tree lined avenues and rare traffic, the area is hugely popular with many. For all Sneyd Park's leafy suburban feel, it is in fact very close to the shops, bars and restaurants of Clifton, Westbury Park and Westbury-on-Trym. Just a short walk over the Downs, into Clifton and on to the City Centre is where many of Sneyd Park's residents work and socialise. The immediate proximity of the Downs is also hugely beneficial for walkers, runners and cyclists. The area is also very accessible for those leaving the city regularly, with Junction 18 of the M5 under ten minutes away. With Sneyd Park's grandeur, accessibility and peacefulness, it is certainly has been and still very much is one of the most desirable parts of the city.

This spacious three bedroom new build property was developed about 10 years ago to create a contemporary and modern living arrangement in a historic and popular neighbourhood of Bristol. The vendor has not had to do any structural work to the house since owning it, but has definitely put her stamp on the property, giving it a real sense of character which is uncommon in modern housing. The ground floor features an integrated kitchen to the front of the house with incredible views out over the countryside towards Blaise Castle. There is also a convenient downstairs W/C with plenty of space to be used as a boot room. The living space is at the back of the property and leads out onto the private rear garden, the perfect place to entertain guests. The first floor features two spacious double bedrooms, the master of which has its own en suite, a smaller third bedroom that would be ideal as a nursery or office space; and a well-maintained family bathroom.

This property also benefits from having a separate garage and enough room in front of it for additional parking.

This property is being sold with no onwards chain.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 28, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
