Property description & features

"Knowle is a peaceful, family-friendly area, full of beautiful green spaces but still very close to the city centre. On one side we have Arnos Vale Park, and on the other side, we have Redcatch Park. Temple Meads train station is a 15-20 minute walk away and all the buzzing bars, cafes and independent shops of South Bristol in Totterdown and Bedminster are a stone's throw away. There's a sense of community here and we quickly found out we have probably one of the best pubs in Bristol just down the road, the Knowle pub. If you haven't been you need to, they do amazing food! We have loved living on Leighton Road, and we hope the next family moving in will love it too!"

The house is situated on Leighton Road in the popular pocket of Victorian homes between Wells Road and Bath Road. One of the real benefits of this house is the amount and variety of parks and green spaces within a short distance. Redcatch Park and Community Garden, Perretts Park and Arnos Vale Cemetery, with its popular Atrium Café, all within 10 minutes walk from the house. The expansive Victoria Park and Callington Road Nature Reserve are also nearby, providing brilliant open spaces for the summer or for walking the dog all year round. The area is easily commutable from Bristol City Centre, approximately 30 minutes walk, a short cycle or bus journey down Wells Road. The area also has lots of amenities on the doorstep with Wells Road recently becoming home to more and more popular bars, cafes and restaurants. The Knowle Pub is placed a little further down the road and provides the ideal locals pub for food and drink and is a great spot for a Sunday lunch or a beer in the garden.

Set across three floors and placed in the heart of Knowle is this three-bedroom mid terraced Victorian home. Newly renovated in the past few years the current owners have restored some fantastic period features, adding character to the home. Placed at the front on the ground floor, is the living room, boasting the bay frontage adding light and size to the space and equally a fantastic feature fireplace to boot. Placed at the rear of the home you will find the open plan dining and kitchen area. The open plan nature creates the ideal modern and social space to host friends and family and equally provides direct access out to the rear garden. Cleverly integrated is some integral under the stair's storage spaces accessed in the dining room. The kitchen is completed with white worktops and metro tiling contrasting grey cabinetry, creating a modern finish.

Upstairs, you will find two of the three bedrooms on offer. The main bedroom placed at the front of the home, fantastically sized and with a lovely outlook from the bay window keeping the room light and bright. The second bedroom on this level is placed in the middle of the level looks out to the rear garden. The bathroom is placed at the rear of the home and is a four-piece suit finished by grey tiling. On the top floor you will find the converted loft space creating a great sized third bedroom. The room boasts an ensuite featuring a corner shower, W/C and sink. The bedroom incorporates two large Velux windows, creating a lovely light space and provides some great views too. The rear garden is South-West facing meaning sunlight is plentiful, with a split between grass and a paved seating area creating the ideal space for hosting barbeques in those summer months.
