In nearly 30 years of selling outstanding family homes in the local area, this particular property is the first that has left us completely stunned during our initial visit. Our reaction to the property is due to the incredible layout of the accommodation, the elevated level of presentation, its distinctive ambiance and its desirable location.

We genuinely feel that words, pictures and videos do not do this property the justice and accreditation it deserves, and a viewing in person is the only way it can be truly appreciated.

With the blend of accommodation that the property presents, we feel that the property can be described in many ways and will have distinct attractions for many purchasers. For many the property will be a substantial family home with the features of five double bedrooms and three ensuites. For others the property will be the perfect home for entertaining due to the flowing reception rooms that run into the garden and the split-level accommodation offering guests their own suites. Others will feel the property offers the opportunity to offer exceptional working from home space and perhaps for many it will be viewed as a well-presented detached property set in a semi tranquil location opposite the fairway of a private members golf club.

Once entering the property and standing in the entrance hall, there is a distinct feeling that draws you forward and makes you want to explore what the property has to offer. Walking from the hallway into the reception area is where the feeling of excitement begins as the size of the accommodation starts to become apparent with the openness that leads to the lounge and dining area.

The lounge area offers a tranquil feeling with its triple aspect views over the rear garden and its vaulted ceiling with velux windows. The dining area offers incredible space to accommodate an impressive sized table for dining and entertaining.
Moving away from the dining area the reception room gives access to the study, the master bedroom and the kitchen.

The kitchen would be for many the feature within the property that is most desired with its blend of fitted units and the space for a kitchen table and chairs. The kitchen offers views to the rear garden and access to one of the patio areas. An incredible feature offered within the kitchen is the short wooden staircase that leads from the reception area down to the kitchen. As agents we feel that this feature is so unique and charming, it can only be valued once viewed.
From the kitchen, there is the often sought after, but not always achieved attribute of the utility room. The room provides a range of units, inset sink and appliance space.

The master bedroom is equally a feature with it being set on a lower level to the main accommodation and likewise to the lounge offers the attraction of a vaulted ceiling. Within the room, the main wall has a range of built in fitted wardrobes and also presents access to the modern ensuite bathroom. Although currently set as a bedroom, as agents we feel the room lends itself be used as a number of different types of accommodation if required.

The additional accommodation to the ground floor consists of two rooms that are currently set as individual double bedrooms both offering a substantial amount of space. In addition to the bedroom is the family bathroom that has the feature of a skylight tube providing natural light into the room.

Two double bedrooms are located on the first floor of the property, and as with the rest of the property they offer additional unique features. Both bedrooms offer the feature of an ensuite, one with fitted shower and one with fitted bath. In addition to the ensuites there is an area that leads to each of the bedrooms that provides a range of built in wardrobes thus leaving extra room in the bedroom for furniture. As agents speaking to buyers daily that are looking for their desired property requirements we feel that both of these bedrooms could be ideal for older children or for those studying from home that seek an element of privacy. We also feel the rooms would suit family members that require their own independence and space away from the main part of the property.

Outside the rear garden is enclosed and offers a combination of mature lawn, well stocked flower beds, rockery with water feature and individual patio areas for relaxing and entertaining. To the rear corners of the garden are the summer house and the timber workshop that provides ample storage for garden furniture etc. plus the advantage of power and light. In addition, there is smaller timber shed for extra storage or garden equipment. To the side of the garden is the detached garage with up and over door that also benefits from power and light. To the front there is an in and out entrance to the driveway. The driveway provides parking for multiple cars plus space for a caravan or trailer.

Due to the property being so unique, we have drafted a video tour that shows the property in more detail.
