Property description & features

"This house has seen us through some big changes and holds wonderful memories for us during the eight years that we've been here. The house itself is so unique and has been such an oasis for us, with loads of natural light through the big windows and incredible views over the city centre and of the Clifton Suspension Bridge, especially at sunset. As a couple we enjoyed hosting friends for dinner and BBQs, dropping into one of the excellent local pubs, or heading into the city for a walk around the Harbourside. We got married just before the pandemic and came to appreciate our beautiful garden, particularly the lower deck which isn't overlooked and feels like our own private haven. We have really appreciated having everything we need on our doorstep: green spaces, the facilities of Wells Road and great running routes, tennis courts and plenty of great yoga classes within a 10 minute walk. We feel very fortunate to have lived here and hope the new owners get as much pleasure from this house as we have."

The home is situated on Rookery Road, just beyond the top left corner of the brilliant Perretts Park, allowing it fantastic panoramic views of Bristol from the front of the property itself and also the park. Rookery Road has a range of substantial and attractive family homes. The house is just minutes from Wells Road with the popular Fox and West Deli, Eat Your Greens, Acapella and Southside Bar, with its indoor and outdoor seating and serving local craft beers. Knowle is an extremely popular family area, with a brilliant combination of large houses, good schools and a choice of great parks. Hillcrest Primary, is just a short walk away and is very well-regarded and locally accessed through the park. Rookery Road is also close to Arnos Vale Cemetery, Perrett Park and Victoria Park, all offering a great escape from the city and open green spaces. For commuters, the area is very well placed, with Temple Meads and the several major employers around Temple Quay just around fifteen minutes away on foot, even closer by bike or Voi. Bristol's scenic harbourside and city centre are also within walking distance, along with the independent shops, bars and cafes of North Street in Bedminster, whilst also being a short drive from the beautiful Mendips and Chew Valley to the south.

A unique home found on Rookery Road, this three bedroom family home has been well-loved by the existing owners over the past eight years. Not only situated in a fantastic spot with spectacular views, this home also provides a spacious living area, good size garden with side access and a garage. Upon entrance, you are greeted by a welcoming entrance hallway currently offering a useful office area and storage beneath the stairs. The living area offers the versatility of having a fully open plan ground floor or the lounge can be separate whilst allowing the light to flood from the front to the rear, a great space for families or entertaining. The kitchen/diner includes a fitted Beachwood kitchen and black worktops with space for freestanding appliances. There are large windows facing out to the garden also filling the room with natural light. Outside, the garden has been beautifully landscaped whilst enjoying the south facing sunshine throughout the day. The tiered garden is full of colour having been laid to lawn, raised flower beds and easy steps to the rear where you can find the summer house. Upstairs accommodates the landing with access to two double bedrooms, the master to the front facing the beautiful views of the city and the rear of the garden. Finally, the third bedroom makes an ideal study or nursery and the shower room contains a walk-in shower and heated towel rail.
