LOCATION
The land is located on the eastern edge of the settlement of Norton-in-the-Moors as shown on the location plan. Norton Lane from which the land is accessed, to the south joins with the A53 Leek to Hanley Road and Leek is approximately 8.2 miles to the north east and Hanley is approximately 3.6 miles to the south.

DIRECTIONS
From Biddulph proceed out of town on the A527 Stoke on Trent Road for approximately 1.2miles. Turn left onto Bemersley Road continue through the villages of Bemersley Green, Ridgeway, Ball Green and into Norton in the Moors. Go straight over the B5051 junction and traffic lights onto Norton Lane, follow this road for approximately 0.2 miles and the entrance gateway to the land is located on the right-hand side opposite St Bartholomew's Church identified by the agents 'For Sale' board. According to the Cranfield Soil and Agri-food Institute (Soilscapes of England & Wales), the soil is classed as "Soilscape 17" described as slowly permeable seasonally wet acid loamy and clayey soils, suited to grass production for dairying or beef; some cereals and the land is Grade 4 (Land Classification Series for England & Wales) (Grade 1 - best, Grade 5 - worst).

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY ETC.
A right of way is to be granted to the purchaser over the route shaded yellow on the plan via an existing roadside gateway and which crosses the sellers retained land shaded blue. Following completion, the purchaser will be responsible for installing suitable gates, between the area shaded yellow on the plan and the boundary of the land edged red and the positioning and specification for the gates are to be discussed and mutually agreed with the sellers in advance of installation. MONEY LAUNDERING REGULATIONS
All Prospective Buyers should be aware, that in order to be in a position to bid at the auction the selling agents must first undertake checks in connection with Money Laundering Obligations as part of the new Money Laundering Regulations 2017. EXCHANGE OF CONTRACTS AND COMPLETION

GUIDE PRICE
An indication of the Sellers's current minimum acceptable price at Auction.
