With four bedrooms, good living space, ample flexibility and a great setting, the house on Proctor Rise has it all, says Rod Pearson, owner for the past 15 years. “This property is a great size and is in an absolutely fantastic location – what is there not to like about it?” he asks. “It has everything you need and has been ideal for me and my family for all this time. I am only moving now because I am relocating abroad and I will miss everything about it when I go.” It was design of the house that the family initially fell in love with, he recalls. “We liked the area and after seeing a house with a similar layout to this, we were very clear about what we wanted. We wanted a property with a large master bedroom, two other good-sized bedrooms and lots of living accommodation so everyone could enjoy their own space,” he says. “This design offered all of that and also had lots of off-street parking space.”

Rooms

GREAT FLEXIBILITY
Indeed, built in 2003/2004, the house has a driveway with room for up to four cars. It also had a garage when the family moved in, but Rod has since converted it to create additional leisure and work space. “I divided it in half – one half is now my music room, with doors on to the garden, and the other is a workshop. The music room could be anything new owners wished it to be, from a home office to a children’s playroom, teenagers’ den or gym. The workshop has been perfect for me, but again it could have other uses.” The outbuilding could easily be transformed back into a garage if required, he suggests. “It would simply be a case of removing the internal wall and floor.”

GLORIOUS SUNSHINE
The main house is entered via a central reception hall. To one side, double doors open into a very generous, triple-aspect drawing room. “This is a wonderful, spacious room, which enjoys the sunshine from early in the morning through until late afternoon,” he says. “The previous owners had concealed wiring added for a large wall-mounted television and it is a very comfortable place to spend time all year round.” Warm in winter, the room is also a great summer space as doors can be pulled back on to the garden, making it ideal for parties and barbecues.

FAMILY LIVING
On the other side of the hall there is a smaller room, which could be perfect as a study, snug or children’s playroom. Next to this is the dining room. “We have always enjoyed having a separate dining room and have used it a great deal,” Rod says. “Everything about the layout of the rooms here has worked well for family life.” A cloakroom is also accessed from the hall then to the rear of the property are the kitchen, which has space for a table, and utility room. “The kitchen is where everyone sits and chats – again it has worked very well for us,” he says. “But if new owners did want to look into removing the wall between the kitchen and dining room to create one much larger room, then this could be possible.”

BEDROOM SPACE
The first floor encompasses all four bedrooms. These include the master, which is dual aspect and has an en suite shower room. “This is a large bedroom, with built-in wardrobes,” he says. “Two of the other bedrooms are also a good size and then there is a smaller one. The family bathroom is also upstairs.” If new owners did want to consider adding more bedroom and bathroom space they could look into extending up into the loft space. Subject to the relevant planning permissions, there could be potential for two additional bedrooms or an extra bedroom and bathroom on the new second floor.

COUNTRY WALKS
The garden, which was landscaped about 12 years ago, is a pleasant place to sit out and enjoy the sunshine. There are two sheds, one for cycles and the other that Rod uses for his model railway. “It makes a great hobby space,” he agrees. The Grange Farm location of the property also offers access to a multitude of activities within Milton Keynes, as well as local facilities. “What is great about being here is that you are also close to lots of beautiful walks and bike rides,” he says. The house is within reach of the train station, major roads and motorways yet its position on the fringes of the city means countryside and farmland is also on the doorstep. “This is such a nice place to live and this house has such a lot to offer,” he adds. “It will make someone else a great home.”
