Property description & features

  • Tenure: Freehold

A building plot extending to approximately 0.44 acres, with planning permission for the construction of a new contemporary house of approximately 2,475 sq ft with proposed flexible accommodation including open plan kitchen/sitting/dining room, utility room, three ground floor bedroom/reception rooms and shower room.  First floor bedroom with en-suite  and additional first floor reception room.  Garage and car port.

Location
The plot will be found in the very heart of the village of Brandeston directly behind The Queen public house which has recently been sold.  Framlingham College prep school along with the village church are within walking distance.  The village has an excellent community spirit with many events hosted at the village hall.  There are also many footpaths within the vicinity, as well as a playing field, which includes a tennis court.

The historic town of Framlingham is just six miles to the north east offering a comprehensive range of services including a Co-op supermarket, doctors, dentist, vet practice, garages, cafes, restaurants  and pubs as well as excellent schools.

Within ten miles is Woodbridge, and the county town Ipswich, is just fifteen miles.  From here there are mainline rail services to London’s Liverpool Street station, which take just over the hour.  The Heritage Coast at Aldeburgh is within twenty miles, with other coastal resorts such as Thorpeness, Southwold, Walbersiwck and Orford, all within easy reach.

Description
Planning permission was granted  by East Suffolk Council on 15th November 2022, reference DC/22/1214/FUL, for the construction of a new dwelling.  A copy the planning permission, together with extracts of the consented plans, are included with these particulars.  Further documentation can be found on the East Suffolk Council planning website.

Community Infrastructure Levy (CIL)
Community Infrastructure Levy is payable and this was set on the 18th November 2022 at £49,555.81.  However, if the plot is purchased by a self-builder/owner occupier, then we understand that it may be possible for a CIL Exemption.  Enquiries relating to CIL should be referred to the local planning authority, East Suffolk Council. Services
A site plan is included within the particulars.  The plot is outlined in blue with the proposed driveway, upon which the plot will have a right of way, cross hatched green.  The plot has a right to connect services through The Queen’s land.  We understand that the village benefits from mains electricity, water and drainage.  There is no mains gas in the village.  Interested parties should undertake their own investigation in relation to the availability and capacity of services.

Viewing

Broadband availability and predicted speed: obtained from Ofcom on July 4, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
