Description

Grounds and outbuildings - There are four separate stone barns/outbuildings around a central farm yard. The current owners have been in residence for 37 years and have been running the farm as a small holding with cows, pigs, goats and geese but currently there is no farming activity and just a few geese in residence. The vendors are passionate conservationists and over the years have been encouraging the rewilding of their farm to include the planting of a woodland of in excess of 6,000 native broadleaf and a few evergreen trees. This is now a well-established woodland with two tree hives occupied by wild honey bees and an apiary currently with two horizontal top bar hives also occupied by honey bees. Numerous drives and pathways meander through it. To the right of the farm buildings is an area of paddock/meadow of just over an acre. There is also a kitchen garden with poly tunnel and at the rear of one of the smaller barns (currently used as a pottery) is another garden with pond well stocked with water plants such as lily pads again providing a haven for nature such as dragon flies and common newts.

Outbuildings - The largest of the four barns is a two-storey barn for which a planning application has been approved for conversion to a separate three-bedroom dwelling PA23/04086, importantly; there is no CIL tax to pay for the new owner (see agent note below). This building is currently used for a variety of activities. On the ground floor there are three separate work spaces and an attached store and an outside staircase to a further open plan work space.

The single storey old piggery opposite this barn has three pigsties separated by beautiful historic slate panels with an attached store room.

There is another single storey building adjacent to the piggery, once a cattle house and now used for storage.

On the other side of the drive is the final fourth single storey barn that is being used as a pottery, divided into two areas of display room and studio with doors out to the garden/pond area.

Location

Viscar farm is definitely 'far from the madding crowd’. The farm and its traditional farm buildings sit in the centre of its twelve-acre plot surrounded by nature at its purest, a haven of tranquillity and biodiversity. Should you venture from this perfect idyll you will find it easy to access both the north and south coast; the north coast famous for its big beaches and big surf and the south coast around Falmouth for its superb sailing waters and family friendly beaches. In the immediate vicinity is the town of Helston one of Cornwall’s oldest towns rich in history and noted for its May festival 'Flora Day’ when the townspeople dance through the streets and houses to celebrate the triumph of Spring. The town itself has a good offering of shops both national and independent, a number of eateries, sports centre, cinema, both junior and senior schooling, GP surgeries and a community hospital. The smaller villages of Constantine and Stithians both around four miles away have good thriving communities with village primary schools, pubs and local stores.

The university town of Falmouth, eight and half miles away and the cathedral city of Truro, twelve miles away have a good choice of private and public sector schooling, a mix of both high street and independent shops, restaurants, coffee shops and bars along with theatres, cinemas and art galleries.
Communication links to the area are excellent with a mainline rail service to London, Paddington and regular flights from Cornwall Airport to London as well as other domestic and international destinations.
