Vendors Comments:
'The flat complex is small (only 10 flats in our building) and really friendly. There’s a resident's WhatsApp group and everyone is very welcoming and willing to help each other out. The flat is ideally situated, just 20-minute walk to the harbour side or 5 minutes to north street to access the pubs, cafes shops or local parks. Despite it’s great location to local amenities it’s actually a really quiet peaceful flat complex- no noise from the road or nearby pub as the flat is tucked out of the way around the back in a private cul-de-sac opposite a residential home.
Great transport links- bus stop right outside (across the street) to take you in to the city, to Cribbs causeway or to the airport. Also has 2 x satellite train stations within half a mile (parson street/ Bedminster) of the flat to take you into to temple Meads for connecting trains to Bath / London / Cardiff etc. Local Tesco express and post office on the door step. The flat has a private parking space which is really handy. There is free on street parking nearby which isn’t permitted – useful if the seller happens to have a second car and I’ve always managed to get a space on one of the nearby side streets. There’s a secure communal bike shed to the back of the property and a well-maintained garden which I made good use of in the summer, or alternatively would go to nearby South Street Park.
The flat itself feels really bright, airy and spacious and maintains its temperature well during the summer and winter with good ventilation and gas central heating. Hazelvine do a really good jo maintaining the communal areas and the grounds. Maintenance charges are reasonable (particularly compared to other nearby flat complexes in the same area). Useful to have 2 bedrooms and 2 bathrooms which makes its appealing if renting out. I have lived at the property for 5 ½ years and then rented it out for 18nmonths and have found it very easy to rent. The 2 times we have rented it out we have had multiple offers and most recently have been receiving £1350 per month (price agreed in October 2022 and hasn’t been increased)'

Broadband availability and predicted speed: obtained from Ofcom on December 29, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 29, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 1, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
