Key information
Property description & features
- Tenure: Freehold
In all about 37.16 acres
Greenside Barn provides an excellent family home in a quiet, unspoilt position. There is no passing traffic, except for vehicles taking access to the remainder of the hamlet.
Greenside Barn is situated adjacent to the village green. The house is the conversion of a former cattle building for which planning consent was granted in 1989. It is a single storey building of red brick construction under a pitched, clay tile roof, which has been converted with great imagination.
The entrance drive gives access to a sizeable parking area adjoining the house. The house itself has a southerly outlook over its gardens and grounds together with views over the village green, and also over its own exceptionally pretty land which has views across to the Uffington White Horse and Faringdon Folly.
Greenside Barn has a southerly outlook from the terrace over its attractive, private gardens, which include an extensive mown lawn, bordered by mature flowerbeds and a large pond which attracts the wildlife. Beyond the lawn is a stand of mature trees leading into a private area perfect for evening entertaining catching the last of the sunlight.
Adjoining the parking area, there is a detached double garage.
The farmland, which is all in permanent grass, is set in a very attractive, private position. It extends in all to 36.04 acres (14.59 hectares). It rises slightly to the rear of the house and is mainly bounded by tall hedging which provides considerable privacy. The main access to the land is past the house, with a secondary access available over Cottage Lane, for agricultural purposes only.
At the northern end of the land there is a small copse and the adjoining field contains a pond. The land is a haven for wildlife and fauna. There are excellent views in all directions, over a very pretty landscape.
Greenside Barn is situated adjacent to the village green in the small rural hamlet of Baulking. The hamlet is well known for its setting around the green, through which runs a nothrough road.
Baulking is a friendly and community spirited hamlet with St. Nicholas’s Parish church, in which music concerts organised by a local family are held. Nearby Uffington provides a village shop,
the Fox and Hounds public house and a variety of sports clubs and facilities.
There are numerous footpaths, bridleways and byways in the local area, together with the famous Ridgeway trails and the White Horse Hill, both on your doorstep.

Broadband availability and predicted speed: obtained from Ofcom on January 18, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 18, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on May 30, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
