Kibworth Harcourt is situated within a Conservation Area and is a thriving village centred around an excellent range of amenities which includes sporting and recreational facilities. The village is within easy reach of South Leicestershire’s attractive countryside.

The M1 (Junction 21) and the M69 both connecting to the M6 giving access to Birmingham, Coventry and Nottingham. International air travel is available at East Midlands Airport, Birmingham, Stansted and Luton.

THE PROPERTY
With refurbishment and some reconfiguration, The Croft makes for an excellent family home within a short distance of the extensive amenities in both Kibworth Harcourt and slightly further afield, Kibworth Beauchamp.

GARAGING
To the far side of the house, accessed via a pedestrian door to the rear, or from the front off the Leicester Road, is a garage block and workshop, with three garage bays. Stairs rise to the first floor where there is a substantial studio, currently used for storage, extending to some 33’ long at its longest point, and with skylights over introducing light into the workspace. Off road parking is found to the right-hand side of the property in front of a gate leading through to the Bothy and gardens.

THE GARDENS
The gardens are very pretty, primarily laid to lawn with handsome and well-established specimen trees to the edges of the plot. Wide borders are well stocked with colour throughout the year, and gravelled pathways lead to the back of the gardens.
A segregated area has been turned into an extensive vegetable garden, bordered by decorative hedging. To the rear of the plot, against the traditional red-brick wall, is a lean-to, open-fronted brick shed for storage.
