What a location this property is in, positioned in the heart of Nether Langwith giving that sought after country feel being in walking distance to local pubs and country walks by the streams. It is only a short drive however to Mansfield and main commuter routes. Please click the video link for full tour or visit our website.

This property is set back from the road with the perimeter being marked by a gated entrance along with mature shrubs / bushes. The drive sweeps to the front of the property and leads to the single detached garage. There is ample parking space on the driveway for maybe 8 vehicles along with either storage or parking in the detached single garage. This driveway also allows you to turn on the drive ready to leave.

On entering this property you will find a wide hallway with stairs leading up to the master bedroom. A tastefully neutral decoration features throughout this property with nice touches such as ceiling roses adding character. What we really noticed was a lovely bright and spacious feeling throughout provided by various windows in the property, but with thanks to the large plot privacy is not compromised.

The ground floor could offer various options to suit the tenants requirements. To the right is the first downstairs room which could be used as a bedroom or office / study. This is the smallest room in the house yet and impressive 2.67m x 3.02m. It also features a large bow window giving that feeling of extra space and lots of natural light.

To the left is the second room which could be used as a second bedroom / dining room / office / study / television room. This again features a bow window and is 3.61m x 3.71m. This room has double doors leading to the living room which could be locked and frosted to give privacy.

The living room is huge being 3.61m x 6.10m! It has lovely views out to the rear garden through the French doors. The living room is easily big enough for a three piece and a dining table if the tenant wished to free up the other two ground floor rooms.

The newly fitted kitchen certainly has the wow factor! High gloss grey kitchen base and wall units with pan draws and top openers gives an incredible amount of storage. A NEFF double electric oven along with black gloss hob and grey ceramic sink finishes the kitchen off beautifully along with the patterned floor. The kitchen is again spacious being 5.11m max x 2.95m and has views to the rear garden.

The ground floor bathroom is again newly installed and stunning. A new white bathroom suite has been installed with vanity unit around the integrated sink / WC unit. A lovely shower enclosure is installed with modern shower panelling giving it that premium feel. A heated towel rail complements this room.

Leading upstairs you will find the large open plan second / third bedroom with en suite toilet and sink. This room is a vast 3.53m x 9.12m! The stairs enter towards the first 1/3rd of this bedroom which gives a natural break to it. The first 1/3rd would make an ideal dressing area or even nursery. The room is nice and bright with windows either end and has storage in the loft spaces.

To the rear of the property is a large garden which is stepped with paving and laid to lawn. Various boarders and features are in the garden which is private and well established. The garden is to receive a tidy and patio a clean before the new tenants move in.

Welcome to White House Lettings Debbie, Samantha, Nick and Ian would like to thank you for visiting our site. Why did we start? Our business started some 5 years ago now, ironically born out of a conversation over Sunday lunch saying ‘we could do better than those’. This naturally progressed as Nick and Debbie had rental properties of their own but were never happy nor satisfied with service from Letting agents.   As Debbie was then made redundant from her recruitment administration role, Samantha made the decision to leave her job at Boots Head office and Ian worked alongside in the background whilst serving as a police officer for Nottinghamshire Police. What happened then?  White House Lettings was originally going to be an online local agent, based out of Samantha and Ians House – which is painted White. Neighbours often referred to it as ‘The White House’ and we believed this was both catchy and easily identifiable.  Once market research had been completed we realised it was important to tenants and landlords for us to have a dedicated shop. Keeping the true family element at the heat of our business Ian’s Grandmother had an empty shop which was previously a popular butchers in Kirkby. From there we approached Ashfield District Council for support, they happened to have grants available to transform empty shops into occupied premises  Drawing on Samantha’s business knowledge we submitting our business plan and pleased when we were approved and quickly refurbished the shop and opened the doors with bright pink branding chosen by, Samantha!  Our ethos – from the very start we set out to be completely honest and transparent with our pricing structure in a then, rather cloudy industry with hidden fees. We also wanted to be the best at customer services and to genuinely make customers feel valued. We set out to make our customers feel like part of our family and push the boundaries of what is reasonably expected to be delivered to give the edge over competitors. Did it work? During the last five years we have grown organically without advertisement, we rely on the best form of marketing we knew of – word of mouth. As we worked with more landlords who were delighted with our service and pricing they helped spread the word giving us many recommendations. Our tenants, often neglected in the industry, are just as valuable to us as our landlords. That feeling of being cared about and valued has seen a significant rise in tenants on our waiting list wanting to become part of the White House Family. As the business has continued to grow we have been through our own learning curve with expansion, which has resulted in Ian leaving Nottinghamshire Police after 10 years to now be full time.  Day to day business – Experience has narrowed down our opening hours for core demand between 1000 and 1600 hours, outside of these hours we reserve appointments for viewings, inspections and meeting new customers. In the shop you will find us working in an environment designed to feel more like your own living room rather than a commercial letting agent. We are fully complaint however with all leading bodies and always ahead of legislation including the recently passed tenant fee ban forcing many small letting agents out of business. This has been a great relief in giving us further confidence in our business that we continue to grow in an industry which has seen such hardship.
