Location
Sutton Veny Farm is located at the rear of a small industrial estate on the outskirts of the Wiltshire Village of Sutton Veny. It lies at the northern most extent of the Cranborne Chase Area of Outstanding Natural Beauty, just over 3 miles from the market town of Warminster. The property is well connected to the national road network being just 1.7 miles from the A350 giving access north to the M4 and towards the south coast. The A303 lies just 6.6 miles to the south of the property with access to London via the M3 and to the south west.
The Farm takes access from Deverill Road via a right of way through the neighbouring industrial estate.
Description
Sutton Veny Poultry Farm consists of four redundant poultry sheds, thought not to have been in use for at least 30 years. The sheds are of timber frame construction with fibre cement roofing, concrete floors and timber cladding and are in a state of structural collapse. The buildings have not been measured but are thought to extend to approximately 73,294.74 sq. ft. in total.
The property benefits from two points of access on the northern and western boundaries. The access on the northern boundary, formally the main farm access, requires clearing. Adjacent to the entrance lies a redundant dwelling and office, formally occupied by the farm manager. The site requires extensive redevelopment in order to once again operate as a poultry unit. Planning permission was granted in 2017 for the demolition and replacement of the buildings along with the provision of associated infrastructure including feed bins and hard standing. A material start has been made. Subject to gaining the necessary planning consent the property may have potential for alternative uses. The property benefits from an Environment Agency permit under The Environmental Permitting (England & Wales) Regulations 2010 with capacity for 179,120 birds. This permit will be transferred to the purchaser on completion of the sale at their own cost.
Acreage: 7.83 Acres

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
