Part 1 (Summary):

Exceptional two-bedroom end of terraced property located in the quiet and popular cul-de-sac of Bromby Close. Perfect for first-time buyers, investors, or those working at Castle Hill Hospital or the university. Beautifully decorated with a downstairs WC and two spacious double bedrooms.

Part 2 (Agent's perspective):

Welcome to the exclusive club of Bromby Close, where this knockout two-bedroom end of terraced property resides. It's like finding a rare diamond hidden in plain sight! Calling all first-time buyers, investors, and hospital or university workers – this place was practically custom-made for you. With its impeccable decor, a downstairs WC that'll make your guests green with envy, and not one, but two spacious double bedrooms, it's a true jackpot. Tucked away in a whisper-quiet cul-de-sac, it's your own personal oasis. Say goodbye to long commutes and hello to the effortless access to Willerby, Hessle, and Beverley. Trust me, this is the pot of gold at the end of the Bromby Close rainbow.

Part 3 (Owner's perspective):

As a first-time buyer, I wanted a home that was close to everything I needed, with the added peace of mind of a builder's warranty and the NHBC. This property delivered on all fronts. The two off-street parking spaces were a godsend, and the quiet street with no through-roads provided a peaceful retreat.

The open plan layout downstairs made the home feel much larger than its size, and having two full-size double bedrooms was an absolute dream. The cosy atmosphere and low maintenance were a game-changer – I'd rather spend my time enjoying life than cleaning for hours on end.

One of my favourite features is the outdoor space, where I can relax, read a book, or socialise in the sun when the British weather permits. And with the energy-efficient design, the house heats up quickly and is surprisingly economical, especially in today's climate.

The location is spot-on, with the village centre nearby, offering all the necessary shops and facilities. Plus, the easy accessibility to Hull, Beverley, and the A63, along with a great train service, makes it a breeze to explore other cities or embark on weekend getaways. It's truly a place to call home.

Location

The village of Cottingham lies approximately five miles to the north west of the centre of Hull and is one of the most exclusive residential villages in the area. Good road connections are available as the Humber Bridge Northern Approach Road runs to the west of the village linking the Historic Town of Beverley with the Humber Bridge and the region's motorway network. There is a local train service available within the village connecting it with Hull, Beverley and the east coast beyond. There is a good choice of well-regarded schools, shops and restaurants with the added advantage of three private golf clubs within a 3 mile radius of each other.

Tenure

The tenure of the property is freehold.

Council Tax is payable to the East Riding of Yorkshire Council. From verbal enquiries we are advised that the property is shown in the Council Tax Property Bandings List in Valuation Band B.*

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on January 5, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 5, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 5, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
