SITUATED CLOSE TO THE CENTRE OF TOWN, THIS STYLISHLY PRESENTED TERRACED HOME WITH LOVELY COTTAGE GARDENS OFFERS AN ARRAY OF PERIOD FEATURES SUCH AS ORNAMENTAL FIREPLACES AND WOODEN FLOORBOARDS

Sitting Room, Kitchen/Dining Room, 2 Bedrooms, Bathroom, Lovely Gardens, Parking for one car.

Description - This charming terraced period home has been stylishly presented to enhance the features of its origin with an array of fabulous features such as ornamental fireplaces and wooden floorboards. At ground level the entry is directly into the sitting room with a lovely sash window to the front and a window to the rear from which to admire the stunning far reaching views. Stairs down lead to the deceptively spacious and light kitchen/dining room with exposed stone fireplace, range of fitted units and a utility area under the stairs. The kitchen also offers direct access to the rear gardens. The second bedroom and bathroom are located on the first floor, whilst the master bedroom is located on the floor above. This benefits from built-in cupboards and further storage in the attic above.

To the front of the house, there is parking for one car and additional free parking is available a little further along the quiet, residential lane. A lovely brick paved seating area to the rear offers an ideal tranquil space for alfresco dining with steps down to beautiful and colourful cottage gardens; a heaven for butterflies and bees alike.

Location - Upper Leazes is located on a popular side road on the slopes just above the centre of the town. Once described as "The Covent Garden of the Cotswolds" and voted by The Sunday Times as one of the best places to live, Stroud is a market town with a Bohemian feel and many specialist shops, cafes, galleries, markets, cinema, bookstores and a vibrant Farmers' Market. It also has a selection of supermarkets, the nearest being Waitrose.

Stroud boasts a great variety of independent, state and grammar schools and the nearest motorway junction is 13 on the M5 providing access to Bristol and Cheltenham. Stroud mainline station provides a regular service to London (Paddington) in approximately 90 minutes.

Directions - From our Stroud Office proceed up the hill passing the Police station on the left hand side and the public car park on the right. The entrance to The Leazes can be found after a short distance on the left hand side where the property is located on the left. Upon first viewing, we would recommend parking in Parliament Street public car park (pay and display) and walking up the hill.

Places of interest

Stroud is the regional and administrative centre for the south-west of the Cotswolds and the Severn Vale with excellent road and rail links to the rest of the country. Surrounded by exceptionally varied countryside, Stroud lies at the confluence of five valleys, each with its own distinct character. The town owed its prosperity to the wool trade initially (including supplying cloth for uniforms to both sides in the Napoleonic Wars), more recently it has developed a reputation as a popular centre for the arts and local culture within the Cotswolds. The town has a mainline railway station with ample parking in the vicinity (London Paddington from 95 minutes) and connections to Swindon, Cheltenham and Gloucester. Junction 13 of the M5 motorway for accessing Bristol, the south-west or the Midlands is only miles to the east and there are three international airports little over an hour's drive away (Bristol, Birmingham or Cardiff). Stroud is particularly fortunate in having quite excellent schools for all ages within its vicinity, including Stroud High and Marling in the state sector and Beaudesert Park and Wycliffe College amongst others. It is also a major centre for employment and has a modern college. Murrays Stroud Office serves the town, adjacent villages and down onto the Severn Vale to the west. It works closely with its sister offices at Painswick and at Minchinhampton and The Mayfair Office in central London.

Broadband availability and predicted speed: obtained from Ofcom on June 30, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on June 30, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 14, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
