OVERVIEW If space and a desirable setting is important to you then we highly suggest seeing 38 Shelley Road. And if you do we think there is a lot you will like. Starting with the location and the property enjoys a pleasant setting close to a number of fields with one of them opening onto the open countryside, ideal for walking your dog, walking or jogging and right on your door step! There is also a smaller piece of land that is sometimes used for grazing which might be popular with the younger members of the family. We wanted to say something about these as they are rarely found in suburb developments.

There is a McColls general store with off license that is literally a few minutes' walk and there are plenty more amenities at the parade of shops which is a few minute's drive. Here you will find a post office, pharmacy, larger general store, Café, Bakery and Takeaway. The Bache railway station, Morrisons supermarket and the hospital are also a matter of minutes' drive in the other direction. There is also an excellent range of superstores and supermarkets within a few minutes drive at the Greyhound Retail Park. A good bus service also operates within the area with Chester University Campus five minutes away.

But now onto the property and we think you might agree that this home is unusual in a number of ways. The property enjoys a pleasant setting close to the edge of this development. The drive was recently laid to tarmac and there is parking for four cars.

The accommodation starts with an entrance hall where there is a useful storage cupboard and a cloakroom that was recently fitted with a two piece suite that includes a vanity unit. This room has been nicely tiled, floor to ceiling. The remainder of the downstairs is one large living suite/family room and it is only fair to say – quite nicely done! The lounge area will easily accommodate your suite and some furnishings too.

The kitchen and dining areas are to the garden end of the room and enjoy pleasing outlooks over your substantial garden. The kitchen is a range of contemporary timber effect grey fronts with matching kick boards, granite effect surfaces and a tiled surround. There is a stylish extractor and the appliances are all freestanding so you can choose your own. There is space for a fridge freezer and within the units for a dish washer, washing machine, dryer and cooker.

The dining area is to the side of the kitchen where a door leads out and onto your garden. Recessed lighting was certainly the right choice and the floor has been laid to a grey timber effect laminate to the kitchen and dining areas with carpet to the lounge.

Moving upstairs and you will find three double bedrooms with built in wardrobes to each room!
The shower room has only recently been fitted with the right choices all round. There is now a walk in glazed shower enclosure with chrome thermostatic shower. A wash basin with chrome mixer tap and a low level WC with water saving options makes up the suite.

Finally the garden and its one we think you will like. From the dining area the garden starts with a path that runs the back of the house. Steps lead up and onto a large section of lawn where there is PLENTY of space for your garden suite, BBQ and hot tub. Returning to the path and to the side is a useful storage area that has been laid to tarmac to match the front and here you will find a timber shed.

To sum up, 38 Shelley Road is a rarity and one we think you will like. You just need to go and see for yourself.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 9, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 10, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
