Incredible opportunity to purchase this beautiful Grade II listed, tastefully refurbished, stunning two-double bedroom maisonette with a private garden in Norton House.  Norton House is currently arranged as two maisonettes and a penthouse The property is located in the charming and historically rich Rottingdean Village in an idyllic location overlooking The Green, Kipling Gardens and the pond with views out to South Downs.

Entering into the property through the conservatory which is light and bright.  Following on from the conservatory, you enter a full sized dining hall and then to the new, fully equipped modern kitchen on the right at the rear of the property.  To the left, the large lounge is double aspect, south and west facing, with original French doors and windows overlooking the garden, the pond and the windmill to the horizon.  The garden is mainly laid to lawn, with a selection of mature shrubs and flower borders wrapping around the side and front of the property.

Upstairs you find two bedrooms and two separate bath and shower rooms The main bedroom is south and west facing to The Green and The Village; it also has an ensuite with free standing bath and recessed wc and wash basin and walk-in wardrobe The second bedroom is a good sized double and is to the side with a southerly aspect.

The rich history of Norton House dates back to the eighteenth century and includes being a retreat for friends of the Prince Regent when visiting his court in Brighton.  In the 1960s the villa was divided up into three units you see today and has been carefully looked after ever since.

Rottingdean is a quintessential English country village by the sea with a variety of activities and entertainments throughout the year.  To mention a few there are the cricket, croquet and tennis clubs, an active amateur dramatic society and horse riding stables.  The quaint village High Street, which is only a short stroll away has two mini supermarkets, pharmacy, hardware store, post office, butcher and greengrocer amongst others.

Rottingdean is also blessed with excellent public houses, a local museum and several restaurants and cafes.  Just after the High Street is Rottingdean Beach and the lovely undercliff walk to the Marina and Brighton.

Brighton with its the large shopping centre, fashionable Laines and access to the theatre, bars and restaurants can be easily reached by hopping on one of the regular buses along the coast road taking you to the pier in around ten minutes to Brighton.  The mainline railway station is only a short drive away or twenty minutes by bus.

Sporting and recreational facilities nearby are extensive: there is golf at East Brighton and West Hove, The Dyke and Pyecombe; racing at Brighton and Plumpton; sailing at Brighton Marina; and beautiful surrounding countryside, including the South Downs National Park, Ditchling Beacon and award winning wine farms with many miles of stunning walks and rides. Brighton airport, in Shoreham, offers a convenient base for private aircraft.

There are many highly regarded schools and colleges in the local area, including Roedean School and Brighton College as well as a highly regarded sixth form college.  The village itself has two primary schools and a well-regarded Secondary School just outside.  The city is also the home to both the University of Sussex and Brighton University and a number of creative arts- institutes.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
