There are records dating back to mid-1700 showing it was an inn and later owned by the local Blacksmith in the 1800’s. The rest, (predominantly cosmetic) is still to be done – which is not a bad thing as one can then create what they want in the home. Should one decide to make it a boutique B&B, you may want themed rooms and bathrooms. You may want period style fittings, or ultra-modern bathrooms. I would almost certainly want to relocate the kitchen and make the existing (former commercial kitchen) one large Boot room and Utility. The side entrance would become more of a conservatory off of the office. The beauty of it is that there is lots that can be done, without the need to build. The space is there, and the flow can be directed to how you want to live.

Outside, again there are cosmetic works required -Facias, windows, painting etc., there are more outbuildings which offer a multitude of uses and income potential (subject to the necessary permissions) but serve perfectly well as they are – dry and safe storage units and workshops. The garden is quite balanced and is very private with the sheep in the adjoining fields being the only onlookers! Proving it is sheltered and sunny, a Grape vine, Fig, Apples and other fruits thrive and some fresh produce for your guests, or family could be grown easily in this section. The Holiday let has its own parking and garden space at the rear, but is accessed from the front, via its own path in front of the home’s garden.

In conclusion, yes, it’s a bit of a project. It will require some serious investment. This is reflected in the price. If this home were all refurbished – one would be paying hundreds of thousands more for it! I think that’s what makes it so appealing. It is affordable. The works can be done over time and if you have some skill in refitting kitchens and bathrooms, it leaves paint, windows, and flooring to transform the interior to your taste. Keep an open mind when viewing and allow plenty of time. You will want to go round at least twice. There is a lot to see.
