Positioned in a lovely setting on the edge of the Somerset Levels, Saltmoor House has an enviably peaceful and private setting. It is set well back off a quiet country lane running alongside the River Parrett and is shielded behind tall laurel hedging and a large walled garden. With earlier origins, the house enlarged in the late 18th century for the Kinglake family and was the home of Alexander Kinglake (1809–1891), military historian of the Crimean War. The house is an attractive and classic example of Georgian architecture using red brick under a clay tile roof. It has a perfectly symmetrical front façade with a Ham stone porch supported by Ionic pillars, flanked by tall sash windows. It has a north-east/south-west axis, so that the sun lights up the interior from early morning until nightfall. It has been the much-loved family home of the current owners since 2011 and since then the house, outbuildings and grounds have undergone sympathetic improvement and today it is beautifully presented.

It has undergone minimal structural change since it was built and has retained neoclassical fireplaces, working shutters, plaster cornicing and ceiling roses plus flagstone and timber floors. Unsurprisingly the property is Grade II listed. It has two formal reception rooms on either side of the reception hall plus a morning room and less formal sitting room that both open out onto the terrace and look out onto the walled garden. The large kitchen/breakfast room has a flagstone floor and is fitted with painted
timber units under slate work surfaces and has an adjacent pantry fitted with floor to ceiling shelving. Upstairs there is a well-lit galleried landing leading to a total of five double bedrooms plus a dressing room ensuite to the main bedroom. The main and guest bedrooms have ensuite bath/shower rooms and there is a bathroom immediately adjacent to the dressing room. The remaining three bedrooms share the family bathroom.

Across the stable yard/parking area is the property's guest cottage, Mill House, which is self-contained with its own garden and parking area behind. It has been refurbished to a very high standard with interior walls and ceilings clad in tongue and groove boarding to give a warm Scandinavian feel. On the ground floor it has a living room with a stone tiled floor alongside a fully fitted kitchen/dining room and
upstairs two double bedrooms, both with bath and shower rooms. The relative positioning of Saltmoor House and Mill House provide a high degree of mutual privacy.

Saltmoor House has classic carriage through-drive atthe front with two entrances. Behind the house is a large, part-walled garden containing a parterre and a stand of silver-themed maple, birch and poplar trees. Beside the house is the stable yard/parking area lined on one side by a coach house, five loose boxes, tack room, dairy room (used for party food preparation) and a party barn with lean-to extension. Set further back are a range of former converted pig styes, a modern Dutch barn and a period barn. Beyond the period barn are three paddocks. In all about 15.06 acres (6.1 hectares).

Saltmoor House is situated on the edge of the Somerset Levels in the hamlet of Saltmoor and is under a mile from the small village of Burrowbridge, which has a pub and parish church. The nearby village of Stoke St. Gregory has a village shop for any immediate needs and most day-to-day needs can be met by the nearby town of Langport, which has a wide selection of local shops and a Tesco superstore along
with a range of businesses including GP, dental and veterinary surgeries. There are excellent transport links nearby including easy access to the M5 and A303. Taunton has fast rail services to Paddington, Bristol and Exeter and the airports at Bristol and Exeter are both within about 45 minutes' drive. The area also offers a wide choice of schools from both the state and independent sectors. Within a 16 mile radius the choice of independent schools includes the five schools in Taunton, Millfield, Millfield
Preparatory, Hazelgrove, Perrott Hill and Wells Cathedral School.
