*Vendor's comments:* "We bought this house nearly 20 years ago, we fell in love with the house and the location. Both girls were teenagers at the time, so having a bus stop so close was very convenient, especially in winter. We have had so much fun exploring the area surrounded by woodlands, farmlands, Happy Vally etc.".

Over time, we; built the downstairs WC, put the porch in and decorated the whole house. During lockdown, we converted the third bedroom into a study/office as I work from home. We also put in new fences, a shed, painted all of the outside and redone the garden.

We have also obtained planning permission for a loft conversion, and a third-party wall agreement for a back extension is already in place.

I believe that this is the perfect house and location for a family as there are good schools, local shops, pubs and restaurants all close by.

The 466 bus is outside the house which goes to East Croydon and 60 bus stop is a 2 minute walk from the house. For those that need to get the train the local train stations near by are; Coulsdon South, Reedham and Purley.

The house is now too big for us as both girls are now married and bought their own places. I wish we didn't have to move as I can't imagine living anywhere else, the area is very safe and the neighbours are amazing. I know the next owners will love the house just as much as we have.”
