Interior - Enter via the main entrance door or a more accessible side entrance leading into the family room. The hall directly leads into the kitchen and sitting room. There are stairs off to the first floor accommodation. The sitting room has the original brick fireplace with log burning stove creating a lovely characterful room. A step and door leading into a versatile family room which could easily be used as a work from home study or even temporary bedroom four. The kitchen is fitted with a range of country style cream base and wall mounted units with solid wooden worktops. A central island with solid wooden tops too and quarry tiled flooring. Integrated appliances include gas hob, electric oven, extractor fan, dishwasher and fridge/freezer. There is an opening leading into the conservatory. The views from here are quite remarkable across the valley and the conservatory certainly benefits from this. The current owners use this as their dining room which allows access to the garden. There is a door into the utility/WC which also has a shower cubicle installed. There is plumbing for washing machine and guest WC.
From the landing on the first floor accommodation, there is access to the main rooms. The master bedroom has fitted wardrobes and an ensuite with WC and wash basin. There are two further bedrooms and a family bathroom with a modern white suite.
Exterior - To the front is a driveway enclosed with dry stone walls. Steps lead down to the property and side gate. There is a garden in front of the main cottage which is really secluded and offers a ample paved out door seating area, garden shed and some raised plant borders. This leads to the main good sized garden which again enjoys terrific views and backs on to open countryside. Further large paved patio and the garden is mainly lawns. The views are truly amazing and far reaching.
Locality - Mayfield is a village on the Staffordshire side of the River Dove, close to Ashbourne, being approximately two miles from Ashbourne. It’s divided up into Mayfield, Church Mayfield, Wallash, Middle Mayfield and Upper Mayfield. It also has a convenient local store and nearby church. Mayfield was mentioned in the Doomsday Book in which it was called 'Mavreveldt'. The River Dove is the boundary between Derbyshire and Staffordshire linked by the beautiful Hanging Mill Bridge. There is nearby pub, a village shop and nearby Ashbourne for its shopping amenities.
Owner's perspective - "River View has been the perfect family home for us for almost ten years now. It is a cottage full of character and quirkiness and we have really enjoyed bringing our boys up here.
We completely fell in love with the amazing views overlooking the river valley and we spend much of our time in the garden enjoying them. When you’re relaxing in the garden it feels like you could be in the middle of nowhere!
River View benefits from a quiet and friendly village location with many beautiful walks in the surrounding area. We spent many weekends exploring the local countryside during the pandemic. We are only looking to move as we have sadly outgrown the house but we have loved living here and would ideally find another suitable property in this area. "

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 15, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 3, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
