A contemporary and high specification, sustainable detached home with breathtaking panoramic views of the Salcombe Estuary

Description

Occupying a commanding position in this popular residential area, Fairview has been designed to take full advantage of the stunning estuary views of South Pool and Batson Creeks bordered by ever changing countryside scenes that include Snapes Point and Scoble Point. Out of the hustle and bustle, yet within easy and comfortable walking distance of the town centre and all its amenities, this is one of the most sought after locations in Salcombe.

Designed by local architect, Jim Morris, and completed in 2015, this individual landmark home pushes the boundaries of design with the emphasis being on sustainability, privacy and low maintenance.

The main living accommodation is on the entrance level and has an abundance of natural light with floor to ceiling windows and two sets of bi-fold doors that lead out to the generous L-shaped outdoor entertaining terrace with spectacular views.

On the ground floor are 5 bedrooms, a study and 4 beautifully appointed bathrooms with light motion sensors and high quality fittings. The floor to ceiling windows and doors connect the garden and lower level outside seating areas with the house.
A substantial basement of around 360 sq ft provides excellent storage as well as a plant room. In addition to driveway parking for several cars there is an integral garage.

Fairview has been built to an exceptionally high standard with meticulous attention to detail and accommodation designed to take full advantage of its magnificent views. The house has a clean title, and as such, is suitable as a permanent or second home with holiday letting potential and rental projections are available on request.

Location

Salcombe has long been renowned as one of the most sought after addresses on Devon’s south coast. Flanked by beautiful rolling countryside and centered around the Kingsbridge and Salcombe Estuary, this picturesque town has made a name for itself as a popular destination with families not only as a sailing and boating centre but as a place to come and relax on the miles of golden sandy beaches and sheltered waters. Salcombe is arguably one of the most beautiful and popular destinations in the South West.

This thriving town has an excellent range of shops, pubs and restaurants and offers two sandy beaches of its own, North Sands and South Sands. A short boat trip across the water to East Portlemouth provides access to Mill Bay, another beautiful sandy beach owned by the National Trust. Salcombe has a bustling town centre offering an eclectic and gorgeous mix of shops, restaurants and pubs. Communications are excellent with access to the M5 motorway at Exeter, via the A38 Devon Expressway being about 15 miles.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 13, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
