Situation - The countryside in this part of Somerset has changed little over the centuries and remains some of the most un-spoilt in the country. The vale in which the property lies is gently undulating and is ringed by hills. Most of the small villages in the area comprise of period buildings and owe much of their medieval character to the wealth of the nearby 14th century Benedictine abbey at Muchelney, the tower of which is a well known landmark.
Local shops, popular pub (The Firehouse), a petrol station and a post office are available in the village of Curry Rivel as well as the nearby market towns of Langport and Somerton which offer a range of traditional shops and a supermarket, the larger centres of Yeovil and Taunton are within easy reach.
Whilst retaining its rural character the area is also assessable as the A303 is only about 7 miles to the south. Predominantly dual carriageway to the M3 and London, this it the major London West Country link. Junction 25 of the M5 is 11 miles away at Taunton, which is also on the mainline to Paddington (approximately 1 hour and 40 minutes); an alternative is Castle Cary, or for Waterloo connections, Yeovil.

Description - DESCRIPTION
Lower Wiltown Farmhouse is a highly attractive double fronted period village house, believed to date from the 17th Century. The house has been extended over the years and retains many of its original architectural features such as fine stone fireplaces, high ceilings, flagstone flooring, some windows with shutters, bringing elegance to the main reception rooms. With its extensive accommodation the house provides superb family living. The layout of the accommodation, with approximate dimensions is illustrated on the floor plan.

Accommodation - Covered porch with panelled front door opening through to the hall with turning staircase to the first floor and doors to the reception rooms. The sitting room centres upon an open fireplace with Hamstone surround and inset wood burning stove, exposed painted wooden floors and front aspect windows with shutters and a door leading out to rear terrace. The dining room is characterised by an open fireplace with stone surround, double aspect windows and picture rail. The south facing, open plan kitchen/family room has flagstone floors, fitted wooden units, an electric Aga and an exposed blue lias stone chimney breast with open fire. Doors opening onto the rear terrace and through to the back kitchen which includes a range of matching units with single drainer sink unit, space for cooker and dishwasher, tiled floor, door to the home office, front driveway and door to utility room. The utility room has access to the garage, a second patio area and sewing room. The sewing room leads through to the lean to conservatory with tiled floor and sliding patio doors opening on to a further terrace.
On the first floor there are four good sized double bedrooms, all enjoying exquisite views. The master bedroom has an en-suite shower and there is a family bathroom with double ended bath, enclosed tiled shower cubicle, wash basin with cupboard, up and low level WC and an airing cupboard.

Outside - Outside, the driveway from the road leads to a parking area and double garage which lies to the side of the house. The garden is, for the most part, found directly to the side and to the rear of the house. This is predominantly laid to lawn with well-stocked flower borders, which is in part enclosed by high stonewall providing seclusion, privacy and access to the paddock. A raised patio at the side of the house also enjoys a lovely south facing outlook over the garden towards the stable block. The stable block has its own private access and has two stables and a tack room, there is also a ménage.
The surrounding picturesque countryside is ideal for walking, riding and cycling with sailing on the Bristol Channel and south coast, theatres at Taunton, Bristol, Bath and Exeter, numerous golf courses in the vicinity, hunting with the Seavington, Taunton Vale or Mendip Farmers and racing and the Somerset county cricket ground in Taunton within a 25 minute drive.
There are a number of good schools in the surrounding area including a range of excellent independent schools for boys and girls of all ages. These include Millfield, King's College Taunton, King's Hall, Sherborne School, Hazlegrove and Taunton School.

Directions - From Taunton proceed in an easterly direction towards Ilminster on the A358. At Thornfalcon Hill by the traffic lights turn left and proceed to Curry Rivel. Once in the centre of the village and just before the Shell petrol station on the right hand side, turn right and take the B3168. After approximately a mile, Lower Wiltown Farmhouse can be found on the left hand side just after a range of barns on the road. The property has a large laurel hedge.
