Attractive Victorian house with beautiful gardens and a studio.

Description

Church View Cottage is a delightful, surprisingly spacious, early Victorian house with a beautiful garden and a studio.

The building is believed to date from the 1840s and was formerly two cottages, which have been combined and extended to create a wonderfully comfortable family home, while retaining many superb period features.

The property has an attractive red brick façade with Gault brick quoining and decoration, and a traditional pantile roof.

Internally, the accommodation flows exceptionally well, comprising elegantly proportioned, light-filled rooms with good ceiling height throughout.

The commodious kitchen/breakfast room is the heart of the house, with an underfloor heated, tiled floor and French windows leading to the terrace and garden.

The kitchen has an island with an induction hob, integrated double oven, integrated dishwasher and wooden work surfaces. Off the Kitchen is a boot room, with an external door, and a utility room.

To the front of the property, within the original part of the building, are the music room and sitting room. These two charming rooms both have wood burning stoves and exposed timbers.

Off the sitting room is a study, with French windows out to the garden, which leads through to a ground floor shower room.

The first floor consists of four double bedroom and the family bathroom. The spacious principal bedroom is filled with light from a west facing window and a large Velux window.

Church View has a fabulous private garden, with an expanse of lawn, an herbaceous border and a hedge; immediately to the rear of the house is a terrace, ideal for al fresco dining.

At the end of the garden is a vegetable garden and a studio.

There is parking for three cars.

Location

Church View Cottage occupies an idyllic position, in the heart of Rendham.

Nestled between Saxmundham and Framlingham, Rendham is a delightful and sought after village centred on the medieval church of St Michael. The village is home to a well-regarded public house, The White Horse, a shop and café at Juniper Barn, and a thriving village hall.

Saxmundham (2.5 miles) is a substantial market town with a wide selection of amenities including Waitrose and Tesco supermarkets, independent shops and a railway station offering trains to London via Ipswich from 115 minutes.

Framlingham (6 miles) is a most beautiful and energetic market town with an impressive 12th century castle, restaurants including the celebrated Watson & Walpole, public houses and a hotel. There is an array of independent shops, cafés and a superb delicatessen.

Aldeburgh (10 miles), the popular coastal town closely associated with Benjamin Britten, is famed for its fish and chips and the celebrated 'Scallop’ sculpture by Maggi Hambling. There are excellent galleries and boutiques and a superb restaurant scene including critically acclaimed 'The Suffolk Sur Mer’.

Woodbridge (13 miles) is a popular market town, situated on the River Deben, with an incredible range of amenities including an independent cinema, a theatre, boutique shops, cafés, restaurants and public houses.
