Property description & features

  • Tenure: Freehold
Lot 1 - Wick Farmhouse, traditional courtyard and modern buildings
About 7.4 acres (2.9 ha)

Wick Farmhouse
Wick Farmhouse is an attractive Grade II listed stone property dating from 1721, which requires full refurbishment. The house currently comprises a hallway, dining room, drawing room, large kitchen/breakfast room, office, conservatory, games room, old kitchen, bathroom, and boot room on the ground floor, with six bedrooms, two attic rooms and one
bathroom upstairs.

Immediately outside lies a single storey outbuilding attached to the north side of the house containing the old WC, three stables and a tack room. A small courtyard on the
back of the house, linked to the old kitchen, has some terrific views across the orchard and surrounding countryside. The gardens are laid out around the east and south sides of the house and include a stone patio and woodshed.

Buildings
Situated behind the farmhouse lies the old dairy buildings set out to form a large L–shape. In total these stone buildings extend to approximately 7,492sqft which includes a
steal lean-to along the western side. The original buildings still house the former milking parlour, collecting yard, workshop and hay lofts on the first floor of some parts. There is another single storey building to complete the courtyard.

These buildings could be used in connection with the farmhouse, or they offer potential for conversion for residential or commercial purposes subject to the relevant consents.

Situated behind the traditional buildings lie a large range of more modern, steel portal framed buildings extended and added to over time to accommodate the dairy herd and more recently to rear beef cattle and store straw. There is also an above-ground slurry store (unused for some time) and an empty silage clamp. These provide an expansive space for agricultural purposes, or alternative uses subject to the necessary consents.

Land
Within Lot 1 lies the paddock and orchard (approx. 1.5 acres) that lies in front of and around the side of the farmhouse and garden. The two ponds on the entrance to the farmyard and an area behind them are also included in this lot.

Wick Farm is nestled amongst beautiful rolling countryside between the Somerset villages of Compton Dando, Marksbury and Hunstrete. The farm is well located for access into the popular city of Bath and commercial centre of Bristol, both within about a 9-mile drive.

Locally the farm is 2.5 miles northwest of Marksbury which offers a primary school and convenience store, closer still is the popular ‘The Pig – near Bath’ hotel at Hunstrete.

Compton Dando is another quaint village situated on the River Chew and home to The Compton Inn, St Mary’s church and village hall. The village is a hub of activity with regular fêtes and seasonal festivals.

From the historic city of Bath there is access to the M4 motorway and Bath Spa train station which has regular services into London Paddington (from 1hr 13 mins). The city itself provides excellent leisure, cultural and sporting opportunities as well as offering an excellent range of schools with the most notable being Prior Park, Monkton Combe, King Edwards, The Royal High School (girls) and Kingswood. Bristol Airport is 10 miles from the farm.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
