Property description & features
- Tenure: Leasehold (105 years remaining)
The conception of Medina House was inspired by the design philosphy of renowned modernist architect Le Corbusier's 'Towers in the Park', characterised by the building being surrounded by an abundance of green space and sunlight.
Set on the top two floors this lovely home features fabulous panaramic views of London from two balconies.
The building has recently undergone extensive refurbishment including a new roof and windows. Updated fire saftey has meant the building has been granted an EWS1.
What The Seller Says -
We will really miss living in this bright and spacious home overlooking the London skyline that has been a joy to wake up to every day. This was our first home together, and we couldn't have asked for a better place to start our journey.
Over the years, we've dedicated ourselves to restoring some of the original mid-century features and repairing the original floorboards on the upper floor. The stunning light that floods every corner of our home has allowed us space to grow plants, and even grow fruit on our south facing balcony. Combining the separate bathroom and WC into one room allowed us to add a new shower and to create a beautiful calming space to relax in.
Being surrounded by mature chestnut trees and cherry blossoms has provided a tranquil escape from the bustling city at the end of every day. The leafy surroundings frame one of the best views across the city (and when it comes to New Year's Eve, we can confidently say that we have one of the best locations for unforgettable celebrations, and for watching the fireworks light up the whole city!)
Peckham Rye Park is right at our doorstep, where we've spent countless afternoons strolling, picnicking, and basking in the sun. Just 15 minutes’ walk away is the bustling Rye Lane, full of art and culture.
Above all, what makes this place truly special is the vibrant, creative, and caring community that resides here. From dinner parties and art exhibitions to community gardening, you'll find that living here is full of inspiring moments. Our neighbours have become more than just friendly faces – they have become our dear friends. We are sad to leave, but time has now come for us to embark on our next adventure.

Broadband availability and predicted speed: obtained from Ofcom on June 26, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 26, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 28, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
