Description
52 Castle Street is a pretty, end terraced, two-bedroom house within the sought-after village of Norham in North Northumberland. The cottage is presented in very good condition and would make a beautiful home, second home or holiday investment.

Accommodation
The front door leads from Castle Street into an entrance hall with the staircase to the first floor straight ahead. The spacious living room has plenty of light from windows facing front and rear and a feature fireplace with an open fire. At the rear of the living room is a large under stairs storage cupboard and a door which leads through to the kitchen. The kitchen is fitted with modern units and has solid oak workbenches. A useful utility cupboard provides further storage space and has plumbing for a washing machine. The kitchen has a rear door providing access to the garden.

Upstairs there is a good-sized bathroom with a bath, separate shower cubicle, a wash hand basin and WC. There are two double bedrooms, the master bedroom has the benefit of mirrored wardrobes and an ensuite shower room.

The property is fully double glazed and has an oil central heating system installed.

Outside
To the side of the property is gated vehicular access for all properties in the row, with 52 Castle Street having the added advantage of space for off road parking. There are two stone outbuildings and a wooden shed. A set of steps lead to a raised, well-maintained garden, part lawn/part gravel, ideal for summer BBQ's and alfresco dining.

Location
The pretty village of Norham lies on the southern bank of the River Tweed just a stone's throw from the Scottish Border and is quintessentially English with a well-attended church and historic castle set around a picturesque village green. Norham boasts excellent local amenities including a village store, a bakery, a local butcher, a primary school and doctor's surgery. There are two pubs in the village and for those who love the traditional British take-away, the fish and chip van on a Thursday night is not to be missed.

Berwick upon Tweed is within easy reach and provides further comprehensive cultural, educational, recreational and shopping facilities together with modern sports and arts centres. An East Coast railway station provides regular services to Newcastle, Edinburgh and London. The A1 is within easy reach providing excellent access to the national, regional and local road network and Newcastle and Edinburgh International Airports are around an hour away.

For local schooling Norham C of E First School provides education from nursery up to Year 4 with Middle and Senior schools available in Berwick-upon-Tweed. In addition, Longridge Towers School is situated nearby and provides private education from nursery up to 18 years.

The wider area of North Northumberland has a rich and colourful history and offers a wealth of sporting and recreational opportunities. There are a number of excellent links and inland golf courses and racecourses at Kelso and Newcastle. The River Tweed and its tributaries provide internationally acclaimed salmon fishing and there is also good sea trout and trout fishing available locally. The east coast provides dramatic scenery, magnificent sandy beaches, sailing, sea fishing and diving. The local area is one of relatively low population, offering a peaceful lifestyle, but is within easy reach of both Edinburgh and Newcastle.

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 11, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
