Property description & features

  • Tenure: Freehold
  • This recently built "Passivhaus" home is constructed to provide a comfortable temperature inside throughout the year.
  • Open plan ground floor living space.
  • Two first floor double bedrooms.
  • Enclosed, established rear garden and covered patio.
  • Off road parking.
  • Spectacular views towards the Lynher Valley.
  • Popular village location.
The Barn is located within the popular village of North Hill situated about six miles south of the North Cornish market town of Launceston, close to the village hall and public house/tea rooms.

This detached “Passivhaus” home was built during 2022 from an insulated concrete system, designed by a company called Nudura. The internal temperature should be comfortable throughout the year. Any extra heat is generated by freestanding electric heaters. There is an array of solar panels situated on the roof which produce electricity making the property quite self-sufficient.

At the front of the house the concrete drive provides parking for two vehicles and access into a small private, enclosed courtyard before entering into the detached house. Inside the welcoming entrance hallway has a flight of stairs ascending to the first floor and access to a ground floor cloakroom/WC, along with the open plan living accommodation. There is plenty of room for a dining table and chairs, as well as more comfortable furniture. The kitchen space is made up of white glossy units. The electric hob, integral oven and fridge/freezer are included within the sale.

Upstairs there are two double bedrooms, one with a fitted wardrobe and far reaching panoramic views towards the picturesque Lynher Valley. The shower room/WC has a tiled shower cubicle, WC and hand basin. There is also plumbing and space for a washing machine and tumble dryer which are included in the sale.

Throughout the house, most of the white UPVC windows are tilt and turn, designed to help with cleaning. The enclosed rear garden is laid to lawn with established planting. A covered paved patio area and a large insulated shed/workshop has power installed.

The quiet attractive village of North Hill lies approximately seven miles South West of Launceston Town and a few miles from scenic Bodmin Moor and closer by the tranquillity of the Lynher Valley. The village is ideal for those with interests in outdoor pursuits including walking, cycling and fishing. There are amenities including a Village Hall and The Old School Inn public house and tea room. At nearby Coads Green there is a County Primary School. Both the towns of Launceston and Liskeard are accessed by a bus service from the village. A main line railway station is located in Liskeard town some nine miles away. The ancient former market town of Launceston offers a range of shopping, commercial, educational and recreational facilities.
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching Pennygillam Roundabout take the third exit signposted towards South Petherwin heading South on the B3254. Continue for approximately 6 miles passing through the village of South Petherwin and Slipper Hill. Upon reaching the crossroads at Congdons Shop continue straight ahead for a further 1/2 a mile until reaching the crossroads at Way Cross. Turn right as sign posted for North Hill proceeding into the village passing the Race Horse Inn Public House on the left hand side and the Parish Church on the right. Continue up the hill bearing right adjacent to the Village Hall, where The Barn will be identified a short distance along on the left hand side.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
