Situated in the heart of the rural Devon village of North Tamerton, this semi-detached house offers family size accommodation consisting of two ground floor reception rooms. The fitted kitchen offers an array of units both above and below a roll top working surface. There are two further rooms, one that could serve as a pantry and the other a store that could allow access to a useful cellar storage space.
Upstairs there are three double bedrooms and a family bathroom with a white three piece suite.
Outside to the rear a path allows access to a side parking space for about two vehicles, a useful timber shed and further access to the cellar space. The large garden situated to the side of the property, runs adjacent to the village lane. It is accessed via a short flight of steps. It is enclosed with mainly lawn and some established shrubs. An additional timber shed is included within the sale.
The town of Holsworthy is approximately five miles away and holds a market each Wednesday in its characterful square and has a range of small businesses and a Waitrose supermarket. The village of Whitstone lies approximately four miles distant with a very good local store/sub post office and county primary school. Launceston is to the south and provides access to the A30 leading to West Cornwall and the international airport at Newquay, and east to Exeter, its international airport and the M5, whilst further to the south lies Plymouth and its international ferry port. The coastal resort of Bude lies approximately nine miles distant on the rugged North Cornish coast with cliff top walks and sandy beaches.
From Launceston Town centre proceed down the A388 (St. Thomas Road) upon reaching the roundabout at Newport continue straight ahead heading up St. Stephens Hill out of Launceston and into St. Stephens. Continue through St. Stephens along the B3254 heading through Yeolmbridge for a further 6 miles or so. Upon reaching Langdon Cross continue passing the thatched Countryman Public House on the right hand side and proceed for a further 4 miles taking the first right hand turning signposted towards North Tamerton. Proceed for about 2.5 miles and drop down into North Tamerton where the property will be located on the right hand side opposite the chapel car park marked with a Webbers For Sale Board.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 16, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 16, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 24, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
