Location
Wortham is one of north Suffolk's most popular villages with a mix of period and individual modern homes set around the various areas of common. Kenbar is set centrally and ideally placed for the post office/shop with tea rooms, school, village hall and tennis courts. Secondary schooling is within Eye just a few miles away with the school having an Ofsted rating of Outstanding. Just over the border into Norfolk is the larger market town of Diss providing an excellent range of shops and sporting facilities together with a mainline rail station with regular trains to London Liverpool Street in 90 minutes.
The Property
Kenbar was built in 1962 and has seen later extensions in the 1980s to provide for a bathroom, additional bedrooms and porch. The layout offers great flexibility for those requiring a ground floor bathroom and there is scope to reconfigure the first floor to create an ensuite bedroom also.
The key attractions of this property are the size of plot (0.39ac) and the huge potential to update and add value. While there have been some updates over the years such as cavity wall insulation and some uPVC windows have been installed, it would be fair to say that the property is now need of a full scheme of improvement to include rewiring, redecoration, new windows etc. This will attract a buyer looking for a large project.
Services
Mains water and electricity are connected to the property. Private drainage via the original septic tank. Oil fired central heating (new boiler and oil tank installed in 2019).
Outside
The property is approached via a track which leads off the A143 to serve other properties along Long Green. There is a wide driveway to the front with double metal gates opening into the rear garden. Within the immediate garden are shrub beds and a pond and beyond lies a larger area of garden with fruit trees, greenhouse and an array of sheds, one of which has power connected.
Directions
From Diss head west on the A143 towards Wortham. On entering the village continue past Marsh Lane and take the second right turn onto a track. The property will be found immediately to the front, marked with a For Sale board.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 22, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on June 29, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
