Description

West End House is a delightful, Grade ll listed Cotswold stone house situated on a level walk from the Market Square and yet close to open countryside with glorious walks. The house itself is full of character and incorporates many period features which include flagstone floors, solid panelled doors, exposed stone walls and wooden lintels, sash windows as well as solid panelled doors including an extra wide front door.

Internally there is an elegant drawing room with an inglenook fireplace having a wood burning stove, a cosy everyday sitting room and off the fitted kitchen is a dining room with beamed ceiling. There is also a conservatory which opens onto the garden. From the hall there is access down to the cellar.

The first floor comprises a principal suite with dressing room and shower room, two further bedrooms and a family bathroom. On the second floor there are two further bedrooms with exposed beams.

Separated by a shared driveway is a former coach house which was originally a thresher’s barn. Above the garaging is a useful guest suite on the first floor. This space is also able to fulfil a number of different requirements such as a home office, work studio, holiday let etc.

To the rear of the house is a very pleasing and sunny walled garden. Immaculately maintained, with an expanse of lawn, flower borders and a paved terrace adjacent to the conservatory.

Location

Northleach is a small historic town situated about nine miles from the market town of Cirencester. Tucked away from the A40, between undulating hills, it stands at a crossroads on the Roman Fosse Way, in an Area of Outstanding Natural Beauty. The streets in and around the ancient market place are rich in architectural interest ranging from half-timbered Tudor houses to merchants’ stores. Northleach has an excellent variety of shops including an award winning butcher, a vintner, a chemist and a post office. The town also benefits from a doctor’s surgery, primary school, nursery, a magnificent medieval church and the well regarded Wheatsheaf Inn, a Mr and Mrs Smith boutique hotel. More extensive shopping, leisure and educational facilities can be found in Cheltenham and Oxford. A lively charter market is held every Wednesday and the Charter Fair is held annually in June.
