Situation:

Turnstone is situated in the centre of the popular village of Uffington. The village has a public house, The Bertie Arms, and a parish church.
Uffington is well located between Market Deeping to the east and the historic market town of Stamford to the west. Both towns offer good retail and commercial facilities. Stamford in particular is renowned for its Georgian architecture. There is a weekly Friday Market and a fortnightly Farmers’ Market. There are also a great variety of restaurants, hotels and boutique shops to explore.
The A1 runs to the west of the town and provides easy access both north and south and a link to the A14, A47 and M25. The nearby Cathedral City of Peterborough with its comprehensive shopping and leisure facilities has a main line rail station with high-speed trains to London Kings Cross.
The area has excellent state and private schooling in Stamford, Oakham, Uppingham and Bourne.
Leisure pursuits including golf at Burghley Park, Luffenham Heath and Greetham are close by. Rutland Water with its nature reserve, water sports and trout fishing is some 7 miles to the west.

Description:

Turnstone, built of Stamford stone, is accessed through a beautiful porch, designed by QKS, with vaulted ceiling. To the front of the property is a downstairs wc and study as well as a large cupboard storing the hose for the central vacuuming system, the first-floor underfloor heating system and the Sonicare alarm system.
To the rear of the property is the sitting room, with stone surround fireplace, which then flows through into the dual aspect garden room with a set of French doors opening out onto the dining terrace and a bank of windows framing the picturesque, landscaped garden, installed by QKS. The garden room also contains the music system hub, speakers for which are throughout the kitchen-diner, dining room, sitting room and garden room itself. Double doors lead into the dining room which then opens into the large breakfast-kitchen.
The heart of the home, the shaker style breakfast-kitchen benefits from an array of built-in appliances including a dishwasher, fridge and Britannia cooker. Also with granite work top, there is an island with draws and cabinets offering further preparation surface and sociable bar seating. Off the kitchen is a handy utility room with side access to the garden and plumbing for both washing machine and dryer, there is also a large cupboard with the ground floor underfloor heating system, boiler and pressurised water system.
Completing the ground floor is a very generous guest bedroom with ensuite shower room.
Rising to the first floor, with high ceilings adding to the feeling of spaciousness, there are two well-proportioned double bedrooms sharing a family bathroom, featuring jacuzzi bath. To the rear is a further double bedroom with views over the garden, ensuite shower room and built-in furniture installed by QKS. To the front of the property is another generous double bedroom with ensuite shower room.
Throughout Turnstone the bathroom sanitary ware is all Villeroy & Boch, and each bathroom displays a heated towel rail. Across the first floor, rooms have their own underfloor heating controller as well as lovely, high ceilings making the space feel light and airy.
The majority of the property also benefits from downlighters, on alternative banks, each with LED bulbs. Also of note are the three loft spaces offering ample storage.

Outside:

The driveway, partially shared with one other property, begins with block paving turning into a gravelled area which sweeps up passed the large garage to the entrance of this welcoming family home.
Alpine style boarders soften the approach to the front porch and a side gate provides access to the rear garden.
The garage, with electric door, has lighting and access to water and features a window to the front of the property, a workbench and Bosch freezer, as well as access to one of the loft spaces.
Around the side of the garage is further gated access to the south-west facing rear garden. Thoughtfully landscaped with raised sleeper beds, the alpine planting scheme continues. The dining terrace, ideal for entertaining, comes with a secured parasol and outdoor lighting. Sweeping round the rear of the property, the patio leads to a wonderfully maintained pond, the filter system of which is neatly disguised in a shed to the side.
The lawn rises to the back fence line, featuring beds of ferns and silver birch and to the back corner is a shed complete with work bench and water butts.
Turnstone also benefits from security lighting to the front and rear of the property.

Broadband availability and predicted speed: obtained from Ofcom on April 7, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 7, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 9, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
