Hillcroft occupies a fantastic position on a ridgeline with unspoilt, far-reaching views down across countryside west from the River Yeo. It has a private setting set well back from the passing lane and is a large, family house built to a handsome and traditional design in 1924, with rendered walls under a tall slate roof adorned with flat roofed dormer windows. The front of the house faces south and this combines with pale décor to optimise the available natural light providing a fresh, bright feel throughout the house. The accommodation is arranged on three floors with the property's five bedrooms and three bathrooms spread over two floors within the roof space. On the ground floor the three reception rooms and the kitchen/breakfast room radiate out from a central hallway. The hall, dining and drawing rooms all have dark timber floors and the large drawing room also has a wide bow window, an inglenook fireplace and windows on three sides that look out over the miles of farmland that extends to the horizon. The dining room and study are also generously sized and are positioned on either side of the hallway entrance and have bow windows that look out over the front part of the garden. The kitchen/breakfast room has a tiled floor and is fully fitted with a range of built in electric appliances including an electric range cooker with a gas-fired hob. The first floor layout mirrors the floor below with the bedrooms radiating off a central landing. The main and guest bedrooms both face south looking out over the town through wide bow windows and the main bedroom also has an ensuite shower room. The guest bedroom and remaining three bedrooms share use of the family bathroom, shower room and separate WC. Attached on one side of the house is a self-contained, ground floor annexe, which has accommodation on one level only and is therefore ideal for an elderly relative with restricted mobility. It also enjoys the wonderful views from its combined kitchen/living room.

Hillcroft is approached off Combe Street Lane via a short paved driveway that leads to a parking area in front of the house that has space for several cars. On the opposite side of the parking area is a detached double garage. The house is set in grounds of just over an acre and is screened by a mix of evergreen hedging and shrubs that extend along the front and sides of the garden. The garden itself is level and is designed to be easily maintained as it is mainly lawned with the rear part of the garden split between garden and a small paddock.

Yeovil town centre 1 mile, Yeovil Junction station 3 miles (Waterloo 2 hours 16 minutes), A303 4.5 miles, Sherborne 6.5 miles, Taunton/M5 (J25) 24 miles, Bristol Airport 38.5 miles. (Distances and times approximate).

Hillcroft is set back off one of Yeovil's best residential streets on the northern edge of the town and is conveniently located for all that the town has to offer. There is an excellent range of popular schools locally from both the state and independent sectors and for immediate shopping needs there is a Tesco
Express about three quarters of a mile away. There are also good transport links within easy reach. The A303 and A30 are both close by, Yeovil Junction train station has regular services to Waterloo and Bristol and Bournemouth airports are both about an hour's drive away.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted

Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
