The Smithy is situated in the village of Boyton, a popular village which is approximately 9 miles from Woodbridge and a short distance from Shingle Street and the heritage coast.
Offering flexible accommodation meaning The Smithy can be used as a three bedroom home, with a family room and study or as a delightful five bedroom family home.
The property has been extended over a number of years and includes four good size bedrooms, an impressive kitchen and sitting room with vaulted ceiling and sitting room with mezzanine and conservatory overlooking the impressive rear garden. It also has parking for numerous cars, oil fired central heating, double glazing and a timber cabin in the rear garden measuring 18'5" x 12' ideal for a home office and those needing to work from home.
The reception hall has stripped wooden floor and access to all rooms. To the right is a bedroom/family room with bamboo wooden flooring, window to the front and door leading out to the garden. On the opposite side of the hall is a study which also has bamboo wooden flooring, dual aspect windows and understairs storage. Of note, our vendor informs us, is the added benefit of fibre to the property broadband, which is great for home working.
The hall also has a door to the side which leads to the side passage. Opposite the study is the bathroom with a walk-in shower, bath, basin and WC. There is a utility room which has space for a washing machine and floor-standing boiler. At the end of the hall is a door to the kitchen which has an impressive vaulted ceiling with velux window with further windows to both sides and door out to the garden. It has a stripped wooden floor and an extensive range of base level solid units with work surfaces, sink, integrated oven and hob and space for other appliances. A door leads through to the sitting room which has a vaulted ceiling, feature fireplace with wood burner and a mezzanine area which has a feature window overlooking the rear garden. There are double doors opening to a conservatory which has tiled floor and bi-fold doors onto the garden.
The landing has a wooden floor, windows to the front and rear and doors off to three bedrooms and a bathroom. The main bedroom is situated to the rear with dual aspect and there are two further double bedrooms with windows to the front. The family bathroom overlooks the rear and has a bath, basin, WC and shower.
The front of the property has a driveway providing parking for a number of cars with small front garden to allow for further parking. There is access to the side of the property.
The rear garden, which has decking to the immediate rear of the property, measures in excess of 175ft in length which has a number of mature borders, trees and shrubs, mainly enclosed by wooden fencing with a picket fence with a gate to a further garden area. At the bottom of the garden is a timber cabin which measures 18'5" x 12' with windows to the front and side and a small internal store which measures 7'2" x 7'2". This would make a fantastic home office or workshop.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on February 16, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 16, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 10, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
