Property Description: Brooklands, is a lovely detached family home set in a peaceful lane, found at the top of Church Lane, offering privacy and contemporary living space with large lawned gardens and ample parking. It’s versatile layout would suit a family, those just starting out or those planning retirement.

The property has so much flexible living space, with a wonderful open plan kitchen/dining room at the heart of the home. This contemporary space leads out on to two paved areas to enjoy the gardens and outdoor dining. The kitchen has the most fabulous island with seating to two sides making this a sociable space to entertain.

From the reception hall, there is a generous living room with a bay window and an open stone fireplace. To the right of the hallway are three well proportioned bedrooms each with built in wardrobes and one with a private dressing area. The ground floor space is as flexible as it is homely, with a separate utility room, family bathroom and cloakroom in addition to a study which could also be used as another bedroom.

A staircase leads to the impressive principal bedroom, complete with an en-suite shower room. This stunning room is set at the top of the house with floor to ceiling windows leading to a large private balcony on which to enjoy views of the gardens and the surrounding countryside.

Outside: To the front is an attractive stone wall, laurel hedging and timber gates which lead to a gravelled driveway. The double garage has two electric doors, power and light – there is plenty of potential here for storage, office space or possible conversion for further accommodation. The lawned gardens span around three sides of the house, offering many places to enjoy the sun - mature shrubs and hedging surround these lawns to create a calm feeling of privacy and seclusion.

Location: The village of West Pennard is not far from Glastonbury and boasts a fabulous village pub, The Lion, as well as an excellent primary school and village hall. The neighbouring village of Pilton is a short drive away and has a village shop, thriving pub and plays host to the famous Glastonbury Festival for which the residents of West Pennard get access to free Sunday tickets. The historic cathedral city of Wells is just a short drive away and is the smallest city in England (population 10,000). It’s centre has the market place (local markets held twice a week) surrounded by many medieval buildings including the cathedral and the moated Bishops Palace as well as its bustling high street. Glastonbury is a small but busy town and a major tourist venue, welcoming thousands of visitors each year. Medieval Glastonbury - designated a conservation area - clusters around the majestic ruins of the Abbey. There are regular farmer’s markets in Wells, Glastonbury and Shepton Mallet (just six miles away) and these locations offer a variety of coffee shops, restaurants and independent shops. All the usual supermarkets can be found in any of these three locations and there are great local farm shops including Jon Thorner’s or maybe try the local producer Brown Cow Organics. There are fabulous walks on your doorstep over the surrounding countryside. Just 25 minutes away is the town of Bruton with its boutique shops, famous restaurants and world-renowned Hauser & Wirth Art Gallery. Bristol, Bath and Frome are all within approximately an hour’s drive and a mainline station with trains to London Paddington, is situated approximately a fifteen minute drive away at Castle Cary. Bristol International Airport is around 23 miles away. There is an excellent range of both state and independent schools in the area including the well-respected West Pennard Primary School. Millfield School, Wells Cathedral School, The Blue School in Wells, Strode College in Street, All Hallows, Downside School and numerous local primary schools are all accessible from the area.
