Situation & Amenities - The town of Lynton and its twin village of Lynmouth are situated on the North Devon Coast, approximately mid-way between Ilfracombe and Minehead, surrounded by magnificent scenery. The high ground of Exmoor falls to meet unusual 'hogback' cliffs that plunge steeply over 600ft into the sea, providing a breath-taking backdrop to the two rural communities. Barnstaple the regional centre, is around 19 miles and houses the area's main business, commercial, leisure and shopping venues, as well as live theatre and district hospital. Junction 27 of the M5 motorway is less than an hour by car, where Tiverton Parkway also offers a fast service of trains to London (Paddington) in just over two hours.

Recent History Of The Building - The property is being sold on behalf of beneficiaries of a deceased estate, we understand that the deceased 'resided' in the building for approximately 24 years, the vendor's representative is prepared to confirm this to be the case if it would be helpful to any prospective purchaser in terms of applying for planning consent for change of use, for conversion to a residential dwelling. By the same token the North Devon Council Tax checker website confirms that no council tax is currently payable however there is a previous entry which quotes that council tax band B applied with effect from 1st August 1997.
The plan of the property on the title deeds, indicates that there was a larger structure in place at one time, around a smaller garden. The same title deeds do not show the carparking space, however this is covered under a separate Deed of Variation, copies of which are available from the selling agents.

Climb the hill and continue down the other side, dropping down into Lynton. At the T junction, Lee Road, bear right. Eventually bear right into Cross Street. At the end bear left into Lydiate Lane and the entrance to Abbey Court will be found within a short distance on the left, turn in here and the building is in on the right-hand side with the parking space adjacent. The building can also be approached from Cavendish Place which is adjacent to one of the town's central car parks.
