*CLOSING DATE THURSDAY 29th JUNE AT 12 NOON*5 Lady's Walk is a quite unique detached bungalow, enjoying breath-taking views onto the Eildon Hills and set within a small cul-de-sac development in the village of Darnick, which lies on the fringes of the much sought-after Borders town of Melrose. Built around 2001/2 the property has since been sympathetically altered from its original layout into a carefully planned, immaculately presented and spacious one bedroomed home, which is amply large enough for a couple and perfect for those seeking an easily kept but comfortably proportioned 'downsize'. Carried out around 2014, the alterations have been conducted to an exceptionally high standard, featuring an eye for detail and use of quality fixtures and finishes throughout, including beautiful limed ash wood to the doors, finishes and bespoke cabinetry.

With private driveway parking and an easily kept patio garden, enjoying excellent privacy, the property lies only two miles from the Borders Railway in Tweedbank, and is also within easy reach of the Borders General Hospital. Less than a mile away, the nearby Abbey town of Melrose, voted one of the best towns to live in by the Sunday Times in 2021, provides a wonderful array of quality shops, bars and eateries. Edinburgh is easily accessible via the A68 or A7, with most Borders towns readily accessible from this central location.

Internally, the accommodation consists of a fantastic open plan living space which has a modern feel and incorporates the well appointed kitchen and a dining area, a spacious double bedroom accessing a stylish en-suite and desirable walk in wardrobe/dressing room, a utility room and a study/craft room, reached from the living space. The windows are all double glazed and the heating is gas. A hatch with pull down ladder in the bedroom accesses a very useful part floored loft enhancing the storage space.

Externally the property has a neat and tidy easily kept garden to the front, which is laid to grass, whilst to the rear there is a low maintenance paved garden enjoying a lovely private feel and amply large enough to accommodate outdoors furniture - a perfect spot from where to enjoy a morning coffee or alfresco dining. A driveway provides off road parking and a purpose built outside store room has created storage space for garden equipment and such like.
